Branded Residences in Miami and South Florida: The 2026 Guide

Request Branded Residence Price Sheets
A branded residence is a condominium that carries the name and standards of a hotel, restaurant, automotive, fashion or wellness brand. As of October 1, 2026, this guide lists 30 branded projects from Miami to Palm Beach Gardens: 29 on our New Developments board, plus Mercedes-Benz Places Miami.
How this guide is built. A project is listed if its name carries a hotel, restaurant, automotive, fashion or wellness brand. Starting prices, residence counts and delivery years come from our New Developments cards as of October 1, 2026, unless a newer dated developer statement differs; in that case we print the developer’s figure and say so. Where published residence counts conflict, we leave the count out. Projects are listed by market and aren’t ranked.
What is a branded residence?
A branded residence is a privately owned home, usually a condominium, built under a license from a brand. The brand lends its name and design standards, and often its service standards or staff. You hold title to your residence. The condominium association, not the brand, runs the building and pays for services through its budget.
Branded buildings follow one of two structures, and the difference shapes daily service:
- Hotel-affiliated. The residences share a site with a hotel of the same brand. The North Tower at The Residences at Mandarin Oriental, Miami sits above a new Mandarin Oriental hotel. The St. Regis Resort & Residences, Bahia Mar is planned beside a St. Regis hotel of about 200 rooms.
- Residence-only. The brand is licensed for a residential building with no hotel. Bentley Residences Sunny Isles Beach and Cipriani Residences Miami follow this model.
Ask which structure applies before comparing services, because it decides who staffs the building and what the brand can require.
What kinds of brands are on South Florida residences?
The 30 projects in this guide carry five kinds of brands:
- Hotel brands (22 projects). St. Regis, The Ritz-Carlton, Mandarin Oriental, Four Seasons, Rosewood, Waldorf Astoria, W, Kempinski, Banyan Tree, Delano, Faena, Fouquet’s, Auberge Resorts Collection (The Shore Club Private Collection) and Mr. C. The service model usually comes from the brand’s hotel operations.
- Restaurant and culinary brands (3). Cipriani, Nobu at 619 Brickell, and Jean-Georges at Jean Georges Miami Tropic Residences. The brand’s dining is usually central. Our culinary branded residences guide compares them.
- Automotive brands (3). Bentley, Pagani and Mercedes-Benz. The brand shapes design and features such as in-residence garages. Day-to-day service comes from the building’s management.
- Fashion and design brands (1). Armani/Casa in Pompano Beach.
- Wellness brands (1). THE WELL in Coconut Grove. Banyan Tree, a hotel brand, also leads with wellness.

See our Rosewood guide, St. Regis Bahia Mar guide and Pompano Beach new developments guide.
What does the brand provide, and what does the association pay for?
Services differ by building, so the published amenity list is a starting point. Before you sign, ask for:
- The service schedule. Which services, such as concierge, housekeeping, valet, in-residence dining and spa access, are included in association dues, and which are billed per use. At 619 Brickell, the developer says some services cost extra.
- The brand agreement. Who operates the residential services, the brand or a separate manager, and how long the license runs.
- The proposed association budget. It shows what the services cost owners each year. Our HOA fees guide explains how to read one.
For more on the service model, read what “full service” means in a South Florida branded residence and hotel service vs. residential privacy.
What are the drawbacks of a branded residence?
- Higher association costs. Hotel-grade services are paid for through the association budget. Compare the proposed budget with a non-branded building on the same stretch of coast.
- The brand can leave. A brand’s name and services rest on an agreement that can end. 619 Brickell’s July 2026 purchaser’s guide says Nobu-branded dining and amenities in the common areas are subject to a license agreement the association must enter into and maintain, with no guarantee it will last, and that “there is no guarantee that the Condominium will be known, or always known, as a Nobu branded Condominium.” Ask what happens to services and branding if the agreement ends.
- Residence-only buildings depend on their manager. Without an on-site hotel, service quality depends on the management company the association hires.
- The brand doesn’t build the tower. The developer does, and the brand’s name doesn’t change the developer’s delivery record (see below).
How is a branded building run differently from a non-branded one?
Pricing and resale are covered in our separate guide, are branded residences worth the premium? Day to day, the differences are structural:
| Question | Branded building | Non-branded building |
|---|---|---|
| Who sets design standards? | The brand and the developer | The developer |
| Who runs services? | The brand or its licensed manager, under an agreement | The association’s chosen manager |
| What do dues cover? | Ask for the service schedule and budget | Ask for the budget |
| Can the name change? | Yes, if the brand agreement ends | Not applicable |
How do you vet the developer behind the brand?
The brand on the building doesn’t transfer the developer’s obligations to the brand. Before signing, ask for or research:
- Delivered projects. Which towers the developer has completed in South Florida, and whether they were delivered on the schedule in the contract.
- Financing. Whether a construction loan has closed. Signed term sheets aren’t a closed loan.
- Deposits and escrow. The deposit schedule and the escrow agent. Florida law requires deposits up to 10% of the price to be held in escrow, and deposits above that can go toward construction only if the contract allows it and construction has begun. Our deposits guide explains the rest.
- The outside date. The contract deadline for completion, which matters more than the marketed delivery year. See which South Florida towers are scheduled for 2027.
- Rental rules. Lease minimums and any hotel rental program, in writing.
Which branded residences fit which priorities?
- Cars. Bentley Residences Sunny Isles Beach offers private in-residence garages. Pagani Residences and Mercedes-Benz Places Miami are the other automotive brands. Our car-elevator and sky-garage guide explains how they work.
- Boats. The St. Regis Resort & Residences, Bahia Mar plans a 250-slip marina. Our August 2026 sales-gallery report notes the marina remains third-party operated, so ask how slips are offered.
- A hotel on site. Mandarin Oriental’s North Tower in Miami and the St. Regis at Bahia Mar are planned with hotels of the same brand. Mr. C West Palm Beach includes 110 hotel suites.
- Wellness. THE WELL Coconut Grove and Banyan Tree Residences West Palm Beach lead with wellness programs.
- Dining. Cipriani, 619 Brickell (Nobu) and Jean Georges Miami Tropic Residences are built around a restaurant brand.

Branded Residences FAQ
What is a branded residence?
A branded residence is a privately owned home, usually a condominium, built under a license from a hotel, restaurant, automotive, fashion or wellness brand. The brand sets design and often service standards. You own your residence, and the condominium association runs the building and pays for services through its budget. Some share a site with a hotel; others are residence-only.
How many branded residences are being built in South Florida?
This guide lists 30 branded projects as of October 1, 2026: 29 on our New Developments board and Mercedes-Benz Places Miami. Fourteen are in Miami, four in Miami Beach and Sunny Isles Beach, seven in Broward County, including Pompano Beach and Hillsboro Beach, and five in Palm Beach County. Estimated delivery runs from 2026 to 2031.
Which branded residences have the lowest published starting prices?
On our cards as of October 1, 2026: Delano Residences & Hotel Miami from $758,900, W Pompano Beach Hotel & Residences from $840,000, Jean Georges Miami Tropic Residences from $1.1 million, Faena Residences Miami from $1.3 million and Mr. C Residences West Palm Beach from $1.4 million. Starting prices describe the smallest released residence, so ask what’s still available.
Which branded residences are scheduled to deliver soonest?
The Ritz-Carlton Residences, Palm Beach Gardens carries a 2026 card date, and its developer says it’s in the final phase of construction. The Ritz-Carlton Residences, Pompano Beach targets the fourth quarter of 2026. Rosewood’s developers expect first closings in late 2026. Cipriani Residences Miami and Waldorf Astoria Residences Pompano Beach target summer 2027.
What happens if the brand leaves the building?
The brand’s name and services depend on an agreement that can end. 619 Brickell’s July 2026 purchaser’s guide says Nobu dining in the common areas depends on a license the association must enter into and maintain, and that there’s no guarantee the building will always be known as a Nobu-branded condominium. Ask how long the agreement runs.
Are association dues higher in branded buildings?
Services such as concierge, housekeeping and in-residence dining are paid for through the association budget, so dues reflect the service level. Ask for the proposed budget and the schedule of services included in dues versus billed per use. Then compare it with a non-branded building on the same stretch of coast.
