The Haute Thesis

Every skyline gets one first. This is Miami's.

Cities keep exactly one "first supertall," and it never stops being that. At 100 stories, Carlos Ott's stack of nine offset glass cubes became the most recognizable object on the Miami skyline before it topped out — a silhouette that will identify the city in photographs for decades. Buying here is buying into the postcard.

Beneath the icon runs a serious hospitality machine: 205 Waldorf Astoria hotel keys, Peacock Alley, and Hilton's flagship luxury brand operating the building's services. Unlike the private-residence projects on this site, Waldorf is unapologetically a hotel-residence — with the trade-offs and the conveniences that model brings.

The Nine Cubes

A sculpture you can live in.

Carlos Ott — the architect of landmark towers on four continents — composed the building as nine glass cubes, each rotated off the one below, executed with Miami's own Sieger Suarez. The offsets aren't decorative: they create the terraces, the corner exposures and the structural rhythm that make a 100-story tower read as a stack of villas rather than an extrusion.

The result is the rare supertall where the floor plan changes character as you rise — 36 distinct plans from 516 to 12,300 square feet, from fully furnished studios to full-cube penthouses with 14-foot ceilings.

Neighborhood Intelligence

Downtown Miami

Downtown Miami is the city's emerging vertical center — a neighborhood of cultural institutions (Pérez Art Museum, Frost Science), sports venues (Kaseya Center), and rapid transit that connects Brickell, Wynwood, and the Design District. The Waldorf Astoria rises at 300 North Biscayne Boulevard on the waterfront, where the 100-story supertall redefines Downtown's skyline and establishes a new residential landmark visible from across Biscayne Bay.

The Haute Perspective™

Our view on Waldorf Astoria Miami

Best For

Buyers who want the city's defining address — and the broadest product range in this tier, from turn-key furnished studios to full-cube penthouses. It is also the strongest pied-à-terre and hospitality-adjacent play on this site.

Strengths

Permanent icon status as Florida's first supertall; a real Waldorf Astoria hotel with Peacock Alley operating below; BAMO interiors with Savant automation standard; 36 plans across an unusually wide size range; under construction for 2027.

Consider

This is a hotel-residence: 205 keys mean hotel guests share the address, unlike St. Regis Sunny Isles or Four Seasons Coconut Grove. With 360 residences and a studio program, it is the least boutique building in this tier — buyers seeking quiet exclusivity should weigh that honestly. And Biscayne Boulevard's streetscape is still maturing around the icon above it.

Waldorf Astoria Miami FAQ

What is Waldorf Astoria Residences Miami?

Miami's first supertall — a 100-story tower at 300 N Biscayne Blvd, Downtown Miami composed of nine offset glass cubes by Carlos Ott with Sieger Suarez, holding 360 private residences above a 205-key Waldorf Astoria hotel. Developed by a PMG-led venture with Hilton; interiors by BAMO.

What is the pricing?

The developer releases pricing in phases and does not publish a public sheet. As of August 30, 2026, we maintain the current release directly from the sales team — residence-type pricing, availability by cube and deposit structure, sent same day on request.

What does 'first supertall' mean?

A supertall is a tower exceeding 300 meters (~984 ft). At 100 stories, Waldorf Astoria Miami is the first building in Florida to cross that threshold — a permanent distinction on the skyline.

When will it be completed?

The tower is under construction with delivery currently estimated for 2027. Timelines are set by the developer and subject to change; we verify current scheduling before every client presentation.

What residence types are offered?

36 unique floor plans from 516 to 12,300 square feet — fully finished and furnished studios through four-bedroom residences and penthouses with 14-foot ceilings. Every home has 10-foot-plus ceilings, BAMO interiors, Sub-Zero/Wolf kitchens and Savant automation with a custom Waldorf residential app.
