Four branded towers are rising on Pompano Beach’s oceanfront. Here’s what each one publishes on price, size and timing, and what the city’s separate $2 billion New Downtown plan does and doesn’t change for buyers.

Haute Residence tracks four branded new developments in Pompano Beach: The Ritz-Carlton Residences (estimated delivery Q4 2026), Waldorf Astoria Residences (2027), Armani/Casa Residences (2028) and W Pompano Beach Hotel & Residences (2029). Published entry pricing starts at $840K at W Pompano Beach, per the developer’s website, and $2.71M at Waldorf Astoria, while The Ritz-Carlton and Armani/Casa quote prices on inquiry. Which branded towers are coming to Pompano Beach?

As of September 30, 2026, the Haute Residence New Developments board lists four Pompano Beach projects. All four are on Ocean Boulevard, all four carry a hotel or design brand, and the board tags all four as branded and waterfront. Each has its own project page with full specifications. Here’s what those pages publish, in order of expected delivery.

The Ritz-Carlton Residences, Pompano Beach

The Ritz-Carlton Residences, Pompano Beach is Fortune International Group and Oak Capital’s two-tower community at 1380 S Ocean Blvd, running from the Atlantic to the Intracoastal Waterway. The 32-story Beach Tower sits on 250 linear feet of oceanfront. Across the property, the 14-story Marina Tower faces the Intracoastal and has a private 13-slip marina sold only to owners. The two towers hold 199 residences, from one to four bedrooms plus penthouses, at roughly 898 to 6,824 square feet. Luis O. Revuelta designed the towers, Piero Lissoni handled the interiors and landscape concept, and The Ritz-Carlton Hotel Company manages and staffs the property. Related Group and Merrimac Ventures are building Waldorf Astoria Residences Pompano Beach, the first stand-alone Waldorf Astoria Residences. It’s a 28-story tower with 92 residences on two oceanfront acres at 1350 S Ocean Blvd, with 200 linear feet of private beach access. Every residence has two to four bedrooms plus a den, at about 2,097 to 3,557 square feet. Nichols Architects designed the building in collaboration with KORA Architects, and BAMO did the interiors. Owners get a 20,000-square-foot pool deck, a 12,000-square-foot interior amenity program and the option to buy one of 19 resident boat slips. Per Hilton’s May 1, 2026, release with the developers, more than 85% of the residences were under contract when the tower topped off. Armani/Casa Residences Pompano Beach

Armani/Casa Residences Pompano Beach is the smallest of the four. SP Development and GCF Development are building 28 residences, one per floor, across two 19-story towers at 1550 N Ocean Blvd, near the Hillsboro Inlet. Homes have three to five bedrooms and about 3,200 to 6,800 square feet, with Armani/Casa interiors, architecture by G3 AEC and a West 8 park that leads to the ocean. It’s the third Armani/Casa residential project in the U.S., after New York and Sunny Isles Beach. Estimated delivery is 2028, and the board tags it Limited Availability.

W Pompano Beach Hotel & Residences

W Pompano Beach Hotel & Residences is the largest. Related Group and BH Group are planning a 24-story tower at 20 N Ocean Blvd, at the foot of Atlantic Boulevard, on 3.75 acres with 475 feet of beachfront. Its 373 units come in two products: 74 two- to four-bedroom residences plus three penthouses with rooftop pools, and 296 fully furnished studio, one- and two-bedroom condo-hotel suites. Meyer Davis is designing the interiors, and Marriott International will manage operations. Pricing starts from $840,000, per the developer’s website. The project is in pre-construction, with estimated delivery in 2029.

What do Pompano Beach new condos cost?

Two of the four publish prices on their Haute Residence project pages. The other two quote on inquiry.

  • W Pompano Beach: $840K to $4.9M. Pricing starts from $840,000, per the developer’s website, which offers fully furnished studio to two-bedroom hotel suites alongside the condominium residences. Per our project page, private residences start at $3.1M for a two-bedroom plus den (2,388 square feet), $3.9M for a three-bedroom plus den (3,250 square feet) and $4.9M for a four-bedroom plus den (3,462 square feet).
  • Waldorf Astoria: from $2.71M. A two-bedroom plus den of about 2,097 square feet starts at $2,710,900. A four-bedroom plus den of about 3,557 square feet starts at $4,893,900.
  • The Ritz-Carlton: on inquiry. The project page doesn’t publish a price; HL Real Estate Group can advise on current availability and resales in both towers.
  • Armani/Casa: on inquiry. The project page doesn’t publish a price, and the board tags the building Limited Availability.

None of the four project pages publishes a price per square foot, so we don’t publish one here. Deposit schedules also differ. According to the developer fact sheets summarized on our project pages, Waldorf Astoria asks for 20% at contract, 10% at groundbreaking, 5% at top-off and 65% at closing. W Pompano Beach asks for 15% at contract, 15% at groundbreaking, 5% at top-off and the balance at closing. The Waldorf Astoria fact sheet also estimates maintenance at $1.61 per square foot without reserves and $1.74 with reserves. All of these figures are subject to change, so treat them as published starting points, not a quote on a specific residence.

When do they deliver?

The four projects are spread across four calendar years, so a buyer can choose between moving in soon and committing to a longer build:

  1. The Ritz-Carlton Residences, Pompano Beach: Q4 2026. Tagged Near Completion on the board.
  2. Waldorf Astoria Residences Pompano Beach: 2027. The developer’s website says summer 2027. Related Group, Merrimac Ventures and Hilton announced on May 1, 2026, that the tower had topped off.
  3. Armani/Casa Residences Pompano Beach: 2028. Estimated delivery, subject to change.
  4. W Pompano Beach Hotel & Residences: 2029. Pre-construction.

Every figure in this table comes from the project’s Haute Residence page and New Developments card as of September 30, 2026, except the W starting price, which is marked (developer) and comes from the developer’s website. “On inquiry” means the page doesn’t publish a price.

What the table shows:

  • Scale. The range runs from 28 full-floor homes at Armani/Casa to 373 units at W. Waldorf Astoria’s 92 residences sit in between, and The Ritz-Carlton’s 199 are split across two towers.
  • Ownership model. W is the only one of the four whose project page lists condo-hotel suites alongside private residences, and W has the lowest published entry price of the four: from $840K, per the developer’s website.
  • Boating. The Ritz-Carlton’s Marina Tower has a private 13-slip owners’ marina on the Intracoastal, and Waldorf Astoria offers 19 resident boat slips for purchase. Neither the Armani/Casa nor the W project page lists boat slips. Armani/Casa lists wet storage for kayaks and paddleboards.   • Location. Waldorf Astoria (1350) and The Ritz-Carlton (1380) are both on South Ocean Boulevard. W is at 20 N Ocean Blvd by Atlantic Boulevard, and Armani/Casa is farther north at 1550 N Ocean Blvd near the Hillsboro Inlet. What is Pompano Beach’s New Downtown, and does it affect the beach towers?

Away from the beach, the city is redeveloping its downtown core. In a July 30, 2026, press release, the City of Pompano Beach and its Community Redevelopment Agency said they had selected Suffolk to build a new City Hall and parking garage, in partnership with master developer RocaPoint Partners (RP Pompano, LLC). The city calls the civic project the anchor of its New Downtown, a $2 billion mixed-use development with four million square feet of retail, residential, office, hotel and civic uses.

Per the Pompano Beach CRA’s Downtown Pompano Beach site, the $2 billion is the value of the downtown at full buildout, not city spending: the city’s contribution is about $200 million, and private investment is estimated at $1.8 billion. The site also says civic Phase I, including the new City Hall, is targeted for completion by 2034, followed by five to ten years of private investment in residential, commercial and entertainment uses.

For a buyer on Ocean Boulevard, treat the New Downtown as long-term context, not a near-term amenity. The four towers above are private oceanfront projects with their own timelines. The downtown plan is a separate, city-led effort whose private phases are still years away.

How should you evaluate a Pompano Beach pre-construction condo?

Use the same checklist for each building, and ask for documents rather than descriptions:

  1. Get a dated price sheet and availability in writing. Published starting prices move, so the date on the sheet matters as much as the number.
  2. Read the deposit schedule and escrow terms. The Waldorf Astoria and W schedules above differ in how much cash you put in before top-off. Our guide to pre-construction deposits in Florida explains what each payment protects.

  4. Price the extras. Boat slips at Waldorf Astoria are sold separately and The Ritz-Carlton’s slips are sold only to owners. The Waldorf Astoria, Ritz-Carlton and W project pages also note that some services carry added fees.
