Every tower in Brickell competes on amenities, brand and height. The Residences at Mandarin Oriental is not simply the newest project on the island; it is, by geography, the last.

The pedigree matches the site. Swire Properties has operated on Brickell Key for decades and built Brickell City Centre across the water; Mandarin Oriental has run its flagship Americas hotel on this island since 2000. The Island

Brickell Key: the scarcity is structural.

A triangular island in Biscayne Bay, connected to the financial district by a single guarded causeway. Close enough to walk to Brickell's dining and business core; separated from its density by water on every side. The 1.5-mile Bay Walk rings the island at the waterline.

This campus occupies the island's final development site. When it delivers, Brickell Key's supply is permanently capped — a condition mainland Brickell can never offer, and the reason island resales have historically commanded premiums over comparable mainland product.

2030 is the longest delivery runway of any major Brickell-area project — St. Regis and Villa Miami deliver roughly three years earlier.
