Where do sales velocity and supply stand?
The July baseline: Miami-Dade condo sales +11.4% YoY (1,026 closings; $1M+ +15.5%), Palm Beach County +18.6% (914; $1M+ +36.5%), Broward −2.8% overall but $1M+ +33.9%. Supply: Miami-Dade 12 months (19 in $1M+), Broward 10, Palm Beach County 6.7 — still the region’s only balanced market.
What are deposits and incentives doing?
The Q3 convention held through September: roughly 30% pre-closing (10% contract / 10% groundbreaking / 10% top-off), down from the 50% standard of the last cycle, with rate buydowns of 1–3 years, closing-cost credits and 2–5% all-cash discounts in longer-supply submarkets.
