01 — Executive Summary

Miami-Dade and Palm Beach counties recorded 94 residential closings of $3 million or more in September 2026, totaling $645.4M, with a $6.87M average sale price, $4.50M median sale, and $1,431 median price per square foot. September traded more homes than August without repeating August’s top-end spike: closings rose 16.0% and total volume gained 3.4%, while the average sale declined 10.9% and the month’s high sale reached $40,000,000 at 608 Island Dr on Palm Beach’s Everglades Island.

Activity remained concentrated below the trophy tier: 81 of 94 closings (86.2%) sold between $3 million and $10 million. Miami-Dade supplied 59 closings and $387.3M; Palm Beach added 35 closings and $258.1M. Miami Beach led all markets with $178.5M across 29 sales. Palm Beach Island traded only five properties but produced $76.3M on the strength of three $19M-plus closings.

Eighty-three of 94 September closings (88.3%) had a county deed record at capture time. Press-only sales represented nearly one-third of monthly volume because several of the month’s largest transactions had not posted to county records yet.

What September tells us

The market broadened instead of rallying at the top. September added 13 closings over August, but the top sale was $11.5M lower and the average sale fell 10.9%.

Palm Beach narrowed the county value gap. Its volume increased 56.1% from August and supplied 40.0% of September value, led by the $40M Everglades Island sale.

Miami Beach remains the deepest luxury market. Its 29 closings produced 27.7% of the two-county volume, spread across the Beach, Venetian Islands, South of Fifth, and major condo buildings.

Condos mattered beyond a single trophy sale. Condo inventory contributed $195.6M, including the $33M Acqualina penthouse, the $21.9M One Thousand Museum combination, and two separate 321 Ocean trades.

Press reporting still carries the newest high-value deals. Eleven sales worth $211.8M were verified by The Real Deal but remained absent from county deed records at capture time.
