Private Elevator Entry: Five South Florida New Developments With Elevator-to-Residence Arrival

By Haute Residence Editorial ·

Five South Florida new developments that publish private or dedicated elevator arrival, from Bal Harbour to West Palm Beach. Wording from our project pages, with “from” prices from our cards and project pages. No rankings.

In a condominium tower, the shared hallway is often the least private part of coming home. Private elevator entry answers that by bringing the elevator to a residence or to a foyer that serves it, rather than to a corridor shared with neighbors. This guide looks at five new developments whose own materials describe that kind of arrival: Rivage Bal Harbour, The Perigon on Miami Beach, Four Seasons Private Residences Coconut Grove, The Residences at Mandarin Oriental, Miami on Brickell Key, and South Flagler House in West Palm Beach. Each entry follows the wording on our project page for that building, because the words differ from building to building and the differences matter. Prices shown are building-level “from” figures only, not unit prices. Confirm current pricing and availability with HL Real Estate Group.

What “private elevator entry” means on a developer sheet

Developers use at least five different phrases for the same broad idea, and they don’t all promise the same thing. “Direct private-elevator entry to each residence” describes an elevator that opens into the home itself, building-wide. “Private elevator entrance” describes a residence that has its own elevator arrival. “Dedicated elevator access leading to private foyers” describes an elevator that serves a residence’s foyer rather than a common corridor. “Private elevator and lobby access” pairs the elevator with a private lobby. And “select residences offer private elevator access” means the feature exists in some lines but not all of them.

Those distinctions decide what you should ask for. Where a developer says “each residence,” the question is how the arrival is drawn on the specific floor plan. Where a developer says “select residences,” the first question is which lines carry the feature at all. In every case, the floor plan and the condominium documents, not the brochure, are where the arrangement is fixed. For a primer on reading those plans, see the luxury condo floor plans buyer guide.

Suits buyers who want arrival privacy to be part of the plan, and who are ready to compare the exact wording before they compare finishes.

1. Rivage Bal Harbour

Card from: $13.5M. Confirm current pricing and availability with HL Real Estate Group.

At Rivage Bal Harbour, our project page says every residence has “direct private-elevator entry.” The same page lists 10-foot ceilings with floor-to-ceiling glass and terraces up to 12 feet deep with ocean and bay views. The residences are at 10245 Collins Avenue in Bal Harbour.

With only a few homes sharing each floor, the elevator arrangement is worth reviewing alongside the stacking plan. Ask how the private elevators are grouped by line, where service and freight elevators sit relative to each residence, and how the arrival area is finished on the plan you are considering.

Suits buyers who want elevator-to-residence arrival described as standard across the building, on a beachfront site in Bal Harbour.

2. The Perigon

Card from: $12.55M. Confirm current pricing and availability with HL Real Estate Group.

Our project page for The Perigon lists “direct, private elevator entry to each residence” among the residence features, alongside 10-foot ceilings with floor-to-ceiling windows and private terraces 10 to 12 feet deep. The building has 73 residences across 17 stories in Mid-Beach, and completion is targeted for 2027.

Because every residence has its own elevator entry, the questions here are about how that arrival is drawn. Ask where the elevator opens on the plan for the exact floor you’re weighing, how the entry relates to the living areas and bedrooms, and where service access sits relative to it.

Suits buyers who want a Mid-Beach oceanfront building where private elevator entry is part of every residence.

3. Four Seasons Private Residences Coconut Grove

Card from: $5.62M. Confirm current pricing and availability with HL Real Estate Group.

Our project page for Four Seasons Private Residences Coconut Grove lists “private elevators and dedicated foyers” as standard in every home. The bayfront building has 70 residences in 20 stories, managed by Four Seasons with no hotel component, and the services listed on the page include butler service, housekeeping, concierge and 24-hour valet.

The foyer is the detail to study here. A private foyer can work as a buffer between the elevator and the living room, so ask how it is sized and finished on your plan, whether it is part of the unit or a limited common element, and how deliveries reach it. Published ceiling figures vary by source, so confirm ceiling height on the specific plan rather than relying on marketing copy. For more on the neighborhood, see our Coconut Grove page.

Suits buyers who want a bayfront Coconut Grove home where every residence is reached by a dedicated elevator to a private foyer.

4. The Residences at Mandarin Oriental, Miami

From: $4.275M. Confirm current pricing and availability with HL Real Estate Group.

Our project page for The Residences at Mandarin Oriental, Miami lists private elevator and lobby access among the standard residence features, along with 11-foot ceilings, floor-to-ceiling sliding glass and 12-foot-deep terraces with outdoor wet bars. Select residences include staff quarters. The project has two towers on Brickell Key: a North Tower of 98 residences above the new Mandarin Oriental hotel, and a South Tower of 228 residences rising 66 stories over Biscayne Bay.

The pairing of a private elevator with a private lobby suits households that receive guests, staff or deliveries often, because the lobby gives each arrival a place to land. When you request plans, ask how the private lobby is configured for your line and, if staff quarters are on your list, which residences include them. Our Brickell Key and Mandarin Oriental buyer guide covers the island and the hotel services in more depth.

Suits buyers who want private elevator and lobby arrival on Brickell Key, with the option of staff quarters in select residences.

5. South Flagler House

Card from: $5.7M. Confirm current pricing and availability with HL Real Estate Group.

Our project page for South Flagler House lists private elevator vestibules among the residence features, along with expansive loggias and floor-to-ceiling glazing. Published descriptions differ on whether that applies to every residence or to select lines, so treat it as a line-by-line feature until the current plan set confirms it. Interiors are by Pembrooke & Ives, and the building sits on the Intracoastal in West Palm Beach, looking toward Palm Beach Island and the Atlantic.

Start by asking which lines and floors carry a private elevator vestibule, then compare those plans against any lines without it. Ask, too, how the vestibule is finished and who maintains it.

Suits buyers who want West Palm Beach Intracoastal living and are willing to choose by line to confirm private elevator arrival.

HL Real Estate Group can request current price sheets, floor plans, deposit schedules and rental rules for Rivage Bal Harbour, The Perigon, Four Seasons Coconut Grove, The Residences at Mandarin Oriental, Miami and South Flagler House.

Private elevators and car elevators are different features

A private elevator carries people to a residence or a private foyer. A car elevator lifts a vehicle to a garage at the residence level. Both are sometimes called “private elevators” in conversation, which is why it helps to keep them apart when you read marketing materials. This guide covers passenger arrival only and does not compare car-elevator access. If parking beside your living room is the goal, our separate guide to sky garages and car-elevator condos in Miami covers that category.

Questions to ask about private elevator arrival

Developers rarely publish security or operating details in marketing materials, so these questions belong in your document request. How is the elevator secured: by key, fob, credential or front-desk release? How are guests, housekeepers and deliveries handled when you’re away? What happens during a power outage, a hurricane shutdown or scheduled maintenance, and is there a backup route to the residence? Is the foyer or private lobby part of the unit or a limited common element, and who maintains it? Do the condominium documents treat elevator maintenance as a common expense? Our due diligence checklist lists the core documents to request alongside these questions.

Comparing the five

Four of the five list private elevator arrival as standard on our project pages: Rivage Bal Harbour (“direct private-elevator entry”), The Perigon (“direct, private elevator entry to each residence”), Four Seasons Coconut Grove (“private elevators and dedicated foyers”) and Mandarin Oriental, Miami, which pairs private elevator access with a private lobby. At South Flagler House, confirm which lines carry private elevator vestibules. Ceiling heights, terrace depths and residence counts differ across all five, so compare the plan for the exact line rather than the building summary.

FAQ: Private elevator entry in South Florida new developments

What does private elevator entry mean in a condominium?

It generally means an elevator opens directly into a residence or into a private foyer that serves it, rather than into a shared corridor. Developers define it differently. Some provide it in every residence, while others offer it only in select lines. Confirm the arrangement for your specific unit on the developer’s floor plan before you reserve.

Which of these buildings offer private elevator entry in every residence?

Our project pages list private elevator arrival as standard at four of the five: direct private-elevator entry at Rivage Bal Harbour and The Perigon, private elevators with dedicated foyers at Four Seasons Coconut Grove, and private elevator and lobby access at Mandarin Oriental, Miami. At South Flagler House, confirm which lines carry private elevator vestibules.

How is private elevator access secured?

Developers rarely publish access-control details in marketing materials. Ask about key, fob or credential access, how guests and deliveries are handled, and what happens during power outages or maintenance. HL Real Estate Group can request the building’s security and access summary along with the floor plans for each residence you are considering.

Is a private elevator the same as a car elevator?

No. A private elevator brings people to a residence or a private foyer, while a car elevator lifts vehicles to a garage at the residence level. A few South Florida buildings offer car elevators, which we cover in a separate guide. Check the developer’s wording carefully, because the two features are sometimes described in similar terms.
