Villa Miami Tops Out at 56 Stories in Edgewater

By Haute Residence Editorial ·

Villa Miami has topped out at 710 NE 29th Street in Edgewater. Florida YIMBY reports the Major Food Group–branded tower now stands 56 stories and about 650 feet, with 70 half- and full-floor residences. Terra and One Thousand Group are developing it; ODP designed it. Glass work continues (as of Oct. 29, 2026).

Villa Miami is Major Food Group’s first branded residential tower on Biscayne Bay. This page covers the topping-out milestone. For the full building brief, see our Villa Miami project page and our Inside Villa Miami guide. For the corridor, see our Edgewater page and our Edgewater ultra-luxury market guide.

The news

Florida YIMBY reported on Oct. 28, 2026, that construction has topped out on Villa Miami at 710 Northeast 29th Street in Edgewater. The report describes a 56-story, roughly 650-foot reinforced-concrete tower, with aerial photos showing the superstructure at full height and glass installation advancing on lower and middle floors. Moss Construction is named as general contractor. Completion is anticipated in late 2027, per that report.

The official site still reads “Construction underway. Watch us rise” as of Oct. 29, 2026. We did not find a public developer press URL for the topping-out; YIMBY carries team comments issued in connection with the milestone. That YIMBY piece is our single outlet data point for the topping-out itself.

Unit count. We print 70 residences, matching the figure on the project’s official press page (groundbreaking coverage) and Florida YIMBY. Our live Villa Miami project page still shows 72 — that is a page fix, not used here.

Floors vs. stories. The September 2025 fact sheet says 55 floors (49 residential). Official press materials and YIMBY describe a 56-story, ~650-foot tower. We keep both attributions rather than invent a single reconciled number.

Completion. Late 2027 appears in Florida YIMBY’s Oct. 28 report. The official site and the September 2025 fact sheet do not publish a completion year as of Oct. 29, 2026. Ask for the estimated completion date in the purchase contract.

Prices. We are not printing asking prices, inventory counts or a penthouse list price in this article. Ask for a dated price sheet.

Design, club and arrival

ODP Architects designed the copper-colored exoskeleton tower. Charles & Co. designed the interiors. The official residences pages describe estate-style half- and full-floor homes with sunrise and sunset terraces, chef’s kitchens and spa-inspired baths. Villa Triplo is the three-level penthouse on levels 53–55, with a private pool; the site places a rooftop helipad above it. The fact sheet states that helipad use and the private dock/vessel remain subject to permits and approvals that have not yet been obtained.

The Copper Club occupies amenity levels programmed around wellness, fitness, private dining and resident lounges. Major Food Group plans a two-level bayfront restaurant at the base. An off-site branded beach club is also described on the official club pages.

The owner of record matches the developer entity named on the official fact sheet (710 Edge Property, LLC). The roll still lists the parcel as vacant land with no building improvement value, which lags the topped-out structure shown in recent aerials. The Property Appraiser’s neighborhood label on this folio reads “Miami Design District”; the project itself sits on the Edgewater bayfront.
