By Haute Residence Editorial · · Updated

A 90-story branded tower planned for Biscayne Boulevard in Downtown Miami: what the developer, our project page and dated press sources have published, and what to confirm before you reserve.

Rendering courtesy of the developer.

Delano Residences & Hotel Miami is a planned 90-story tower at 400 Biscayne Boulevard in Downtown Miami. Our Delano Residences & Hotel Miami project page lists Property Markets Group (PMG) as the developer, Carlos Ott and CUBE 3 as architects, Meyer Davis for interiors and estimated delivery in the fourth quarter of 2031. The developer’s launch release and our new-developments card both give 421 residences. According to the February 2026 launch release from Ennismore and PMG, it is the first residential project under the Delano name. This guide covers what the developer’s project website and buyer’s guide, that release, PMG’s portfolio page and a dated news source have published, and what to request before you reserve. The price shown is the building-level “from” figure on our new-developments card, not the price of any residence.

The team and the design

PMG is the developer. According to the developer’s team page, Carlos Ott is the conceptual artist, CUBE 3 is the architect of record and Meyer Davis is responsible for interior design and architecture. The developer’s buyer’s guide also lists Ennismore and Accor as the project team. The Ennismore and PMG launch release describes the tower as envisioned by Carlos Ott in collaboration with CUBE 3. The developer’s legal notice says the project uses the Delano name under a license from the brand’s owner.

The developer’s design page quotes the firms in their own words. Brian P. O’Connor of CUBE 3 says the tower “draws inspiration from the fluid motion of a flame dancing in the wind” and is “defined by a pair of soft, continuous curves that extend from the street level to the heavens.” Will Meyer of Meyer Davis describes the project as “a vertical resort—layered laterally—where each ascent introduces a new environment.” Renderings on the developer’s site are marked as artist conceptual renderings.

For height, the developer’s pages say 90 stories. Florida Trend, in an August 2026 feature on supertall towers, gave a projected height of 985 feet, and our project page uses the same figure. Treat the height as a projection until the building is complete.

Where it sits in Downtown Miami

The tower is on Biscayne Boulevard in Downtown Miami. The developer’s location page lists nearby destinations rather than drive times: Bayfront Park, Miami Worldcenter, Kaseya Center, Bayside Marketplace, Miamarina at Bayside, the Pérez Art Museum Miami, the Phillip and Patricia Frost Museum of Science, the Adrienne Arsht Center, Park West, Brickell City Centre, the Miami Design District, Wynwood and MiamiCentral station, along with Waldorf Astoria Residences Miami. For how Downtown Miami compares with Brickell as a place to live, see our Brickell versus Downtown Miami guide and our Downtown Miami hub.

The residences

The developer describes studio, one-, two- and three-bedroom residences, and says select residences are fully finished and furnished. Its buyer’s guide lists these residence features:

  • Interiors designed by Meyer Davis
  • Floor-to-ceiling windows with views of the city, the downtown skyline, Miami Beach and the Atlantic Ocean
  • Fully built-out closets in all residences, curated by Meyer Davis
  • A contemporary lighting package
  • Smart home technology
  • Deeded office suites for select residences

In the kitchens, the buyer’s guide lists custom cabinetry curated by Meyer Davis and fabricated by the Italian design house Italkraft, plus fully integrated Sub-Zero and Wolf appliance packages. Bathrooms have custom cabinetry and countertops curated by Meyer Davis and Waterworks fixtures. The developer’s brochure shows north, east, south and west views and says views vary depending on level, and its legal notice says views cannot be relied on as the actual view from any particular residence.

Our project page describes two residential offerings, the Delano Collection and the Delano Residences. The developer’s own pages do not break residences into those two groups, so ask the sales gallery which plans belong to which, and what rental rules, if any, apply to each. Rental rules are set in the condominium documents.

Deeded office suites

Rendering courtesy of the developer.

Select residences come with a deeded office suite, according to the launch release. The developer’s buyer’s guide lists the suite as glass-encased with a lockable entry, a curated furniture package of a desk, a chair, two guest chairs and a wallpapered accent wall, pre-wiring for televisions and included Wi-Fi. The release adds that the suites are fully furnished and turnkey.

Ask which residences include one, whether the suite is conveyed with the residence or separately, and how its assessments and use rules are handled.

Amenities

Rendering courtesy of the developer.

The launch release and the developer’s buyer’s guide describe these amenities, which are planned and subject to change:

  • Observation floor. An observation floor with a cantilevered glass deck, 850 feet above Miami, per the release.
  • Pools. A resort-style pool deck with a wraparound pool, lounge areas, cabanas and a bar overlooking Biscayne Bay, and a Sky Pool about 800 feet above the skyline. The buyer’s guide counts two resort-style pools.
  • Dining. Cafe Delano, an all-day signature restaurant, a sky restaurant more than 800 feet up, and the Rose Bar, which the release describes as reimagined from the original Delano Miami Beach bar.
  • Wellness. The Source by Delano, with treatment rooms, a sauna, a cold plunge, steam rooms and private lockers, plus a fitness center and movement studio, his and hers locker rooms and a relaxation area.
  • Members’ club. The Delano Members’ Club, with cultural programming.
  • Arrival and meeting space. A curated lobby with a porte-cochère drop-off, and meeting and event rooms.

The developer’s legal notice says improvements, landscaping and amenities depicted may not exist, so treat the list as the current plan. Ask which amenities carry membership or usage fees.

Services and owner benefits

The developer says core services are available to all owners and are included in the service charge: 24-hour doormen and reception, valet parking, an owner concierge, 24-hour security and access-controlled entry points, a mail room with package storage, secured Wi-Fi in amenity areas and operation of the amenities and common areas. On-demand services include in-residence housekeeping, dry cleaning and laundry, pet services and a “While You Are Away” maintenance package. The developer does not say what the on-demand services cost, so ask for the fee schedule.

The buyer’s guide also lists owner benefits at Delano Miami Beach, including beach club access and privileged rates on à la carte hotel services, and eligibility for the Accor Ownership Benefits Program. That program carries an annual Residence Ownership Benefits Fee that is included in the service charge and is subject to change, per the guide’s footnote. The launch release describes preferred rates across more than 45 Accor and Ennismore brands and more than 5,700 hotels at participating properties.

Pricing, status and timeline

Price: from $758,900 per our new-developments card (subject to change). Ask the sales gallery for current pricing for any specific residence. The developer’s legal notice says prices, plans and specifications are subject to change without notice.

PMG’s portfolio page lists the project as in active sales, and the launch release said sales were scheduled to begin in March 2026. Our card lists the project as pre-construction, with estimated delivery in 2031. Florida Trend reported in August 2026 that PMG’s managing partner, Ryan Shear, expects to break ground in summer 2027. Ask for the deposit schedule and how deposits are held. Our pre-construction versus resale guide explains how to weigh a long timeline.

What to request before you reserve

Developer websites and launch releases describe the idea. The contract and the condominium documents describe what you buy. Before you commit, ask for:

  • The plan sheet and specification list for your residence, including closets and finishes
  • The current price sheet, deposit schedule and escrow terms
  • The proposed operating budget, the service charge and what it covers, including the Accor Ownership Benefits fee
  • The rental rules and any rules that differ between residence groups
  • The terms for any deeded office suite
  • The legal disclosures, including the brand license terms that apply to owners
  • How the hotel component and the residences share amenities and services
  • The developer’s definition of completion and the estimated closing date

Our due diligence checklist and HOA fees guide cover the wider document review, and our rental restrictions guide explains why rental rules need a careful read.
