01 — Executive Summary

Miami-Dade and Palm Beach counties recorded 202 residential closings of $3 million or more in July 2026, totaling $1.448 billion, with a $7.17 million average sale price, $5.2 million median, and $1,555 median price per square foot. Volume concentrated in the $5–$10 million tier — 74 transactions and $512.9 million — while eight sales above $20 million generated $240.7 million. Miami-Dade led with 115 closings and $876.8 million in volume versus 87 closings and $571.0 million in Palm Beach County; Boca Raton was the highest-volume market at $189.0 million across 34 sales. July is the first month of tracked history, so month-over-month and year-over-year comparisons begin with the August report.

05 — Trends & Takeaways

What July tells us

The $3M–$5M band supplied the market’s transaction base — 95 sales (47.0% of closings) but $355.4M (24.5% of volume). At the other end, just eight $20M+ transactions (4.0% of sales) accounted for $240.7M, or 16.6% of total volume, underscoring the influence of trophy trades on monthly dollar volume.

Single-family homes dominated both activity and value: 143 closings and $1.137B — roughly 70.8% of transactions and 78.5% of volume. Condominiums contributed 56 sales and $295.7M, while townhouses and penthouses were limited to three combined transactions.

Waterfront and island markets produced the month’s defining trades. Venetian Islands recorded $108.5M across only three sales, including the month’s $42.5M high at 416 W San Marino Dr, plus the adjacent 617 and 625 E Dilido Dr lots — each deeded for $33M to an LLC in a 0.7-acre assemblage described as a “landmaxxing” play for a single mansion.

Entity participation is directly visible in the two $33M E Dilido Drive deeds, both conveyed to an LLC. The records do not identify financing or cash status across the broader 202-sale dataset, so we note documented entity buyers rather than drawing a market-wide cash-buyer conclusion.

Miami-Dade delivered the larger, higher-priced county aggregate — 115 sales, $876.8M, $7.62M average — led by Miami Beach, Pinecrest, Coral Gables, Venetian Islands and Coconut Grove. Palm Beach County recorded 87 sales and $571.0M, led by Boca Raton, Palm Beach Island and Jupiter — Boca Raton alone produced 34 sales and $189.0M.
