Miami-Dade and Palm Beach counties recorded 81 residential closings of $3 million or more in August 2026, totaling $624.2M, with a $7.71M average sale price, $4,700,000 median, and $1,274 median price per square foot. August traded fewer homes than July but at higher prices: closings fell -59.9% while the average sale rose +7.5% and the month’s high sale climbed to $51,500,000 at 270 S Hibiscus Dr, on Hibiscus Island in Miami Beach. Activity stayed concentrated below the trophy tier, with 65 of 81 closings (80.2%) between $3 million and $10 million. Miami-Dade led with 59 closings and $459.0M against 22 closings and $165.3M in Palm Beach County; Miami Beach was the highest-volume market at $185.1M across 17 sales. August is the second month of tracked history, so month-over-month comparison begins here; year-over-year comparison begins with the January 2027 report.

Fewer trades, better trades. Closing count fell -59.9% from July’s 202 to 81, and dollar volume fell -56.9% to $624.2M — but the average sale price rose +7.5% to $7.71M and the month’s high sale rose +21.2% to $51,500,000. August is not simply a softening month; it is a thinner month priced higher per transaction.
The transaction base sat in the $3M–$5M band — 43 sales (53.1% of closings) but $160.8M (25.8% of volume). At the other end, 4 closings above $20 million (4.9% of sales) produced $133.9M, or 21.5% of the month’s dollars. Two Hibiscus Island estates alone — $51,500,000 at 270 S Hibiscus Dr and $33,000,000 at 2687 Flamingo Dr — account for 13.5% of all August volume.
Miami Beach dominated the top end, recording 17 closings and $185.1M — 29.7% of countywide volume and more than twice the next market. Detached product carried the month overall: single-family homes, estates and waterfront houses together produced 57 closings and $448.1M (71.8% of volume), while condominiums contributed 23 sales and $173.1M. A single townhouse closed above $3 million all month.
Palm Beach County thinned to 22 closings and $165.3M but priced within reach of Miami-Dade — a $7,511,368 average against $7,779,068 — on the strength of two Palm Beach Island trades averaging $19,500,000 and the $27,500,000 Lost Tree Village sale in North Palm Beach, the county’s highest of the month. Miami-Dade’s $1,525 median price per square foot ran 38% above Palm Beach’s $1,103.
Read the top of this file as provisional. Sixteen of the month’s 81 closings are press-only — 45.5% of dollar volume, including seven of the top ten — because matching county deeds had not posted at capture time. That is double July’s eight press-only rows, and it is the single largest revision risk in this report; the register will be refreshed as those deeds record.
Entity buyers remain directly visible rather than inferred: land trusts and LLCs took title at 2687 Flamingo Dr, 11800 Turtle Beach Rd, 10201 Collins Ave, 1300 Monad Ter and 501 W Ave. The records do not disclose financing or cash status across the broader 81-sale dataset, so we report documented entity purchasers instead of drawing a market-wide cash-buyer conclusion.
