Fort Lauderdale Luxury New Developments 2026: The Complete Guide

Fort Lauderdale Luxury New Developments 2026: The Complete Guide
KEY TAKEAWAYS
  • As of October 3, 2026, the core Fort Lauderdale branded set on our board is St. Regis Bahia Mar (from $3M, 239 residences, est. 2030), Ritz-Carlton Fort Lauderdale (from $2.5M, 83 residences, est. 2029) and Pier Sixty-Six Residences (delivered, from $5.9M, 88 residences).
  • Entry pricing on the two pre-construction cards is about $1,500 per square foot (Ritz-Carlton) and $1,600 (St. Regis Bahia Mar).
  • North along the coast, Rosewood Residences on Hillsboro Mile (from $5.95M, est. 2027) and Waldorf Astoria Residences Pompano Beach (from $2.71M, est. completion 2027) extend the options.

As of October 3, 2026, Fort Lauderdale’s core branded new developments on our board are The St. Regis Resort & Residences, Bahia Mar, with 239 residences from $3 million and an estimated 2030 delivery; The Ritz-Carlton Residences, Fort Lauderdale, with 83 residences from $2.5 million and an estimated 2029 delivery; and Pier Sixty-Six Residences, which is delivered, with residences from $5.9 million. That covers buildings you can move into now and buildings due at the end of the decade, on the same beach-and-Intracoastal geography.

Fort Lauderdale’s case rests on water. Its inland waterways, a general-aviation airport and marina campuses next to branded residences shape daily life here. This guide refreshes pricing and delivery against Haute Residence’s New Developments cards and project pages. It adds Pier Sixty-Six detail and the waterways-and-aviation angle from our earlier Fort Lauderdale guides, and compares the city with Miami on dated figures.

Which luxury new developments are coming to Fort Lauderdale in 2026?

Three addresses anchor the core Fort Lauderdale conversation as of October 3, 2026:

  • St. Regis Bahia Mar: a marina-and-resort branded community, estimated for 2030 on our card.
  • The Ritz-Carlton Residences, Fort Lauderdale: a smaller two-tower collection between the ocean and the Intracoastal, estimated for 2029.
  • Pier Sixty-Six Residences: for buyers who want a delivered marina campus now.

North of the city, Rosewood Residences on Hillsboro Mile and Waldorf Astoria Residences Pompano Beach extend the same coast. The Ritz-Carlton Residences, Pompano Beach, W Pompano Beach and Armani/Casa Residences Pompano Beach are covered in our Pompano Beach new developments guide. Request those sheets separately if the north coast is your main brief.

How much do Fort Lauderdale new developments cost per square foot?

Entry pricing on Fort Lauderdale’s two branded pre-construction cards is about $1,500 per square foot at The Ritz-Carlton Residences, Fort Lauderdale and about $1,600 at St. Regis Bahia Mar, as of October 3, 2026. Pier Sixty-Six publishes a price range ($5.9 million to $16 million-plus) rather than a card $/SF.

For comparison, the same board lists entry pricing of:

  • about $2,200 per square foot at The St. Regis Residences, Miami in Brickell;
  • $2,300 at The Residences at Mandarin Oriental, Miami on Brickell Key;
  • $2,800 at The Ritz-Carlton Residences, South Beach;
  • $3,500 at Rivage Bal Harbour.

Not every Miami card is higher: Cipriani Residences Miami in Brickell lists about $1,400. Entry $/SF is a starting point, not a citywide average. Floor, line and view move it.

If you’re buying from abroad, read our guide to FIRPTA, LLCs and trusts for international buyers before you compare ownership costs across cities.

Which buildings deliver first — and which have you missed?

Pier Sixty-Six Residences is delivered. Tavistock announced on September 2, 2025 that its final building, Indigo, had received a certificate of occupancy, completing all 88 residences. Our card lists remaining inventory from $5.9 million to $16 million-plus, and that inventory changes faster than pre-construction releases.

Among projects still under way in the city, our card and project page estimate 2029 for The Ritz-Carlton Residences, Fort Lauderdale. St. Regis Bahia Mar carries a 2030 estimate on our card; the developer hasn’t published a delivery date. Just north, Rosewood Residences lists estimated delivery in 2027, with first closings anticipated in late 2026 (developers, August 2026). Waldorf Astoria Residences Pompano Beach lists estimated completion in 2027, and its developer’s website says summer 2027. For the wider calendar, see our South Florida new developments delivering in 2027. Confirm the construction schedule in writing, because brochure years move.

Is Fort Lauderdale cheaper than Miami — and who is it actually for?

On the dated entry $/SF figures above, Fort Lauderdale’s branded cards price below several Brickell, Brickell Key, South Beach and Bal Harbour branded cards. That’s a pricing observation from our board, not a promise that every line, penthouse or carrying-cost package will cost less than in Miami.

Fort Lauderdale is also a different daily product. Our Fort Lauderdale market page cites about 165 miles of navigable inland waterways. Canal-front neighborhoods such as Las Olas Isles and Harbor Beach connect to the Intracoastal and the Atlantic. The Fort Lauderdale International Boat Show runs October 28 to November 1, 2026, at locations including Bahia Mar Yachting Center and Pier Sixty-Six Marina, according to the show. Fort Lauderdale Executive Airport (FXE) is the city’s general-aviation airport, and superyacht service and refit yards operate in the market. For buyers who need that marine and aviation base, Fort Lauderdale is a first choice, not a fallback.

Fort Lauderdale doesn’t try to be Brickell’s walkable financial district or Miami Beach’s international resort scene. Choose the city for the waterways and the pace first, then the building.

Where do St. Regis Bahia Mar and Ritz-Carlton Fort Lauderdale fit in the city’s pipeline?

The St. Regis Resort & Residences, Bahia Mar brings 239 residences of two to four bedrooms plus penthouses to the Bahia Mar site, in two 23-story towers beside a St. Regis resort on a 39-acre waterfront. Pricing runs from $3 million to $8 million. Related Group is developing it with Tate Capital and Rok Acquisitions, with architecture by Arquitectonica and interiors by Tara Bernerd & Partners. The project page describes a marina with slips for vessels up to 350 feet, a St. Regis Beach Club and Marriott Bonvoy Platinum Elite status through 2029. Confirm membership terms in writing. Our card estimates 2030; the developer hasn’t published a date. For the full project, see Inside St. Regis Bahia Mar.

The Ritz-Carlton Residences, Fort Lauderdale is the boutique alternative: 83 residences in a 13-story, two-tower building at 551 Bayshore Drive, between the Atlantic and the Intracoastal. Pricing runs from $2.5 million to $10 million, with estimated delivery in 2029 on our card and project page. MICL Group and Admire Capital are developing it, with architecture by Garcia Stromberg and interiors by Dan Fink Studio.

For most buyers the choice is scale versus privacy: Bahia Mar for marina-and-resort programming, Bayshore Drive for a smaller branded address. Entry pricing on our cards reflects the split ($3 million vs $2.5 million). For a side-by-side, see St. Regis Bahia Mar vs Ritz-Carlton Fort Lauderdale.

What does Pier Sixty-Six add that the pre-construction towers cannot?

Pier Sixty-Six Residences is finished, and that changes how you evaluate it. You’re reviewing remaining inventory and association documents on a completed campus, not waiting for a 2029 or 2030 closing. Tavistock Development Company built its 88 residences across four buildings on a 32-acre campus, with architecture by garciastromberg. Tavistock’s September 2, 2025 release also reported the closing of a penthouse in Indigo, the final building, for $14.5 million. The project page lists a 164-slip marina for vessels of about 40 to 400 feet, a 325-room resort and twelve restaurants and bars. Our market page, citing Forbes (December 2024), puts the dockage at about 5,000 linear feet.

For yacht-oriented buyers, Pier Sixty-Six is the move-in-now marina address in the city. St. Regis Bahia Mar is the branded marina-and-beach option later in the decade, and Ritz-Carlton Fort Lauderdale is the waterfront boutique without an on-site marina of that size. Confirm current inventory directly, because delivered buildings change week to week. For more marina addresses, see our private-marina new developments guide.

Request Pricing & Floor Plans

HL Real Estate Group can request current price sheets, floor plans, deposit schedules and rental rules for The St. Regis Resort & Residences, Bahia Mar, The Ritz-Carlton Residences, Fort Lauderdale and Pier Sixty-Six Residences, so you can compare them on dated documents.

How do deposits and payment schedules work here?

Fort Lauderdale pre-construction projects generally follow the South Florida convention: staged deposits totaling roughly 20–50% before closing, often due at contract, at groundbreaking and at later construction milestones, with the balance at closing. Florida Statute 718.202 keeps your first 10% in escrow until closing; funds above 10% can be used for construction if your contract permits. Read the details, including the non-waivable 15-day rescission period, in our guide to pre-construction deposits and escrow in Florida. Budget beyond the purchase price with what a $5M new-development condo really costs per year.

Those percentages are a market convention. They don’t replace the deposit schedule in the specific Ritz-Carlton or St. Regis contract you’re asked to sign, and a resale or remaining-inventory purchase at delivered Pier Sixty-Six follows its own contract terms. Request the current schedule with the price sheet.

Fort Lauderdale Luxury New Developments FAQ

What luxury new developments are coming to Fort Lauderdale?

As of October 3, 2026, our cards list The St. Regis Resort & Residences, Bahia Mar (239 residences, from $3 million, estimated 2030) and The Ritz-Carlton Residences, Fort Lauderdale (83 residences, from $2.5 million, estimated 2029). Pier Sixty-Six Residences (88 residences, from $5.9 million) is delivered. Rosewood Residences and Waldorf Astoria Residences Pompano Beach extend the coast north.

What does Fort Lauderdale new construction cost per square foot?

Our New Developments cards list entry pricing of about $1,500 per square foot at The Ritz-Carlton Residences, Fort Lauderdale and about $1,600 at St. Regis Bahia Mar, as of October 3, 2026. Pier Sixty-Six publishes a price range rather than a card $/SF. Floor, line and view change the figure, so compare on current price sheets.

Which Fort Lauderdale development can you move into first?

Pier Sixty-Six Residences. Tavistock announced on September 2, 2025 that its final building, Indigo, had received a certificate of occupancy, completing all 88 residences. Among projects still under way, our cards estimate 2029 for The Ritz-Carlton Residences, Fort Lauderdale and 2030 for St. Regis Bahia Mar, whose developer hasn’t published a date.

Is Fort Lauderdale only for buyers who cannot afford Miami?

No. Many buyers choose Fort Lauderdale for its inland waterways, marina campuses, Fort Lauderdale Executive Airport and a lower-density pace, not only for a lower entry price per square foot. Price is one input. If you keep a boat or fly privately, the city’s marine and aviation infrastructure may matter more than the price gap.

Do Fort Lauderdale new developments allow rentals?

Each building sets its own rental policy in its condominium declaration and rules; there’s no single Fort Lauderdale standard. Ask for the current rental rules with the price sheet. For a new-construction contract, review the declaration during Florida’s 15-day rescission period before you commit, and confirm minimum lease terms in writing.
