This is the September 2026 baseline of our monthly $/SF index: published entry pricing for all 36 luxury new developments we track from Miami to Palm Beach — spanning roughly $1,100/SF at Jean-Georges Miami Tropic to ~$4,000/SF at Six Fisher Island. Every figure is developer-published, entry-level, approximate (~), and dated September 2026; eleven ultra-luxury projects that price only on request are listed as such. Where are the cheapest and most expensive square feet?

Cheapest published entries: Jean-Georges Miami Tropic and Mr. C Residences West Palm Beach at ~$1,100/SF. Most expensive: Six Fisher Island at ~$4,000/SF, Rivage Bal Harbour ~$3,500/SF, The Perigon ~$3,000/SF. The nearly 4x span inside one metro is the defining feature of this market — and the reason submarket choice matters more than building choice for value buyers.

What does $2,000/SF buy in each market?

In Sunny Isles: the branded oceanfront norm (Bentley, St. Regis — both ~$2,000/SF). In Brickell: just under the branded flagships (St. Regis ~$2,200, Mandarin Oriental ~$2,300).
