Seven months after vertical construction topped out on Hillsboro Mile, Related Group and Dezer Development’s 92-residence oceanfront tower enters its finishing phase — with a newly released penthouse collection from $16.5 million and a delivery window that has tightened to late 2026–early 2027.

Rosewood Residences Hillsboro Beach — a joint venture between Related Group and Dezer Development, with Coastal Construction as general contractor — topped out its 10-story concrete structure in February 2026. The project comprises 92 residences of approximately 2,800 to 6,400 square feet on an 11.2-acre ocean-to-Intracoastal site at 1180 Hillsboro Mile, with pricing from $5.95 million. What changed since top-out?

Since the February 2026 top-out, the headline development is the August 5, 2026 unveiling of a 13-unit penthouse collection priced from $16.5 million. The developers also moved the goalposts on delivery language: first closings are now anticipated to begin in late 2026, ahead of the previously stated early-2027 completion.

Topping out marked the shift from structural work to the long interior fit-out phase — glazing, MEP systems, and Studio Piet Boon’s interior finishes across 92 residences. At the February milestone, Related Group condominium division president Nick Pérez described the project as “entering the final chapter”. The penthouse reveal in August was the first major merchandising move of that final chapter: 13 ultra-luxury residences of approximately 3,200 to 6,400 square feet — six oceanfront and seven Intracoastal-facing — led by Residence 1008, a 4-bedroom, 5.5-bath home with more than 5,600 interior square feet and over 6,100 square feet of outdoor space, asking $16.7 million.

Releasing top-of-building inventory this late in construction is a classic post-top-out play: buyers can now walk finished floor plates rather than study renderings, and developers typically capture a premium for that certainty. What inventory remains and at what price?

The developers have not published a percent-sold figure since top-out, so remaining inventory must be confirmed with the sales gallery. What is verifiable: base pricing from $5.95 million and the newly released penthouse collection from $16.5 million.

The absence of a public absorption number is itself informative — Related Group has historically publicized sales milestones aggressively, and the decision to lead with a penthouse launch instead suggests the sales team is now focused on the highest-margin tail of the building. What’s the 2027 delivery outlook?

Two timeline signals now coexist: the developers’ long-stated “early 2027” completion and the August 2026 statement that first closings are anticipated to begin in late 2026. Read together, they point to a phased handover straddling the new year.

That sequencing is normal for a 92-unit boutique building: temporary certificates of occupancy are often issued floor by floor, letting early closings proceed while amenity spaces — here, an unusually deep program including an indoor-outdoor wellness center with spa, Hammam and cold plunges, two fitness centers, tennis, paddle, pickleball and bocce courts, oceanfront and sunset pools, an oceanfront restaurant, and the 14-slip private marina — are commissioned into early 2027. The practical takeaway for contract holders: closing notices could arrive on 30–60 days’ notice beginning in the fourth quarter, so financing and funds should be positioned now. How does Rosewood compare to other boutique oceanfront towers?

Rosewood competes in South Florida’s thinnest segment: sub-100-unit, flag-branded towers on private beach. Its closest analogues are Rivage Bal Harbour to the south and the Cipriani-family Mr. C Residences inland — and Rosewood is the only one pairing a hotel-brand flag with an 11.2-acre ocean-to-Intracoastal site.
