Miami-Dade Breaks Its $30 Million-Plus Home Sales Record in Nine Months, and the Count Leaves Out Most New Construction

Miami-Dade County recorded 24 single-family and condominium sales of $30 million or more through September 2026, according to September statistics released Oct 16, 2026 by MIAMI REALTORS + RWorld (the MIAMI Association of Realtors) on PR Newswire. That tops the full-year 2025 record of 21 by 14.3%, and the association says the county is on pace for 32 such sales by year-end.
There is an important limit on that count. The release says its sales totals do not include South Florida’s new-construction, pre-construction and condo-conversion sales, because those are largely not reported in the MLS.
| Miami-Dade figure | Number | Source as given |
|---|---|---|
| $30M+ home sales, Jan-Sep 2026 | 24 | MIAMI Realtors, Oct 16, 2026 |
| $30M+ home sales, full-year 2025 (prior record) | 21 | MIAMI Realtors |
| Change vs 2025 full year | Up 14.3% | MIAMI Realtors |
| Projected 2026 year-end pace | 32 | MIAMI Realtors |
| Included in the count | Single-family and condo sales reported in the MLS | MIAMI Realtors |
| Largely excluded | New-construction, pre-construction and condo-conversion sales | MIAMI Realtors |
What does the record actually measure?
The figures come from the association’s MLS data. The release states that its sales totals leave out new-construction, pre-construction and condo-conversion sales because they are largely not reported in the MLS. Because of that caveat in the release, the figures don’t capture most pre-construction closings.
What did MIAMI Realtors say about the market?
“South Florida ultra luxury real estate is booming, and the numbers are impressive,” the association’s chairman of the board said in the release. Chief Economist Gay Cororaton said that “upper-end buyers have remained active,” a trend she expects to continue through next year with mortgage rates elevated.
The release puts Miami-Dade’s September median single-family sale price at $692,000, up 4.06% year over year, and the median condo price at $417,090, down 0.69%. Condo sales rose 1% year over year to 909, while total September sales fell 2% to 1,733. The association attributes the decrease partly to mortgage rates that had risen to 7.46% and uncertainty around Florida’s Oct. 6 state of emergency ahead of Hurricane Isaias.
Which recent sale fits the picture?
One recent sale shows the price tier the association is counting. A newly completed spec mansion on San Marco Island in the Venetian Islands sold for a reported $48.5 million in October, and The Real Deal has since reported the buyer’s identity, citing sources. Where does new development fit?
Because pre-construction and new-construction sales are largely outside the MLS, ultra-luxury activity at Miami-Dade’s new towers does not show up fully in the association’s count. Four Miami-Dade projects on our new-developments board and their card figures (as of Oct 19, 2026, subject to change):
| Project | Area | Card price | Card delivery |
|---|---|---|---|
| The Residences at Six Fisher Island | Fisher Island | From $15M | Est. 2026 |
| Rivage Bal Harbour | Bal Harbour | $13.5M-$75M | Est. 2027 |
| The Perigon Miami Beach | Miami Beach | From $12.55M | Occupancy summer 2027 (developer) |
| The Shore Club Private Collection | Miami Beach | $4.9M-$17.5M | Est. 2028 |

FAQ
How many $30 million-plus home sales has Miami-Dade recorded in 2026?
MIAMI Realtors reports 24 single-family and condo sales of $30 million or more in Miami-Dade through September 2026, compared with 21 in all of 2025, the previous annual record. The association says the county is on pace for 32 by year-end.
Does the record include new-construction and pre-construction sales?
Largely no. The MIAMI Realtors release says its sales totals do not include new-construction, pre-construction and condo-conversion sales because they are largely not reported in the MLS. Ultra-luxury closings and contracts at new towers are therefore mostly outside the count.
Where do the figures come from?
The figures are from the MIAMI Association of Realtors’ September 2026 statistics, released on PR Newswire on Oct 16, 2026. The association says it reports statistics directly from its MLS system and that figures may vary depending on reporting dates.
