Arbor Residences Lands Certificate of Occupancy at 80% Sold in Coconut Grove
The 45-unit boutique tower at 3034 Oak Avenue clears its final delivery hurdle with more than $33 million in transactions on the books — and move-ins beginning as remaining homes start at $1.8 million.
Arbor Residences, the 45-unit boutique condominium at 3034 Oak Avenue in Coconut Grove, has received its Certificate of Occupancy at 80% sold, PROFILEmiami reported today, clearing residents to begin move-ins immediately. The Behar Font-designed project by Ark Capital Group has recorded more than $33 million in transactions, with remaining two-bedroom-plus-den and three-bedroom homes priced from $1.8 million.
The milestone carries added weight: developer Isaac Kodsi passed away in August 2025, and the project was carried to completion under his daughter, Camilla Kodsi, with Cervera Real Estate’s Sandra Masis leading sales. Originally planned as 52 units, the building was refined to 45 residences with a rooftop terrace and pool deck, fitness center, 24-hour concierge, and valet.

Why does this delivery matter for buyers?
A finished building at 80% sold removes the two biggest pre-construction risks — completion and timeline — while nine remaining homes from $1.8 million sit well below Coconut Grove’s trophy-tower pricing. Buyers can close and occupy immediately rather than waiting the two-plus years typical of South Florida’s Miami new-development pipeline.
Boutique deliveries like Arbor are increasingly rare in a cycle dominated by 200-plus-unit branded towers — compare the scale of the projects in our Top 20 new developments and branded-residences hub, and the wider slate in our South Florida pre-construction monthly.
