Notes on diverging figures

  • South Flagler House — entry: card/page $5.7M – $29.2M (Nov. 3, 2026; page updated 2026-08) leads the sort. Developer Signature from $7.98M(southflaglerhouse.com/residences/, accessed Nov. 3, 2026) attributed beside it.
  • Edgeworth — delivery: card/page 2029 / 4th Quarter 2029; developer site Arriving 2030 (accessed Nov. 3, 2026). Both dated on this tracker; see the 2029 delivery roundup omission note.

South Flagler House — card vs developer

Our South Flagler House page and new-developments card still show $5.7M – $29.2Mwith 3rd Quarter 2027 delivery (page pricing/availability last updated 2026-08; card checked Nov. 3, 2026). The developer residences page publishes Signature residences from $7,980,000 to $34,500,000 and penthouses from $49,500,000 to $70,000,000(southflaglerhouse.com/residences/, accessed Nov. 3, 2026). We do not invent a reconciled figure; both are attributed with dates. Card wins for the tracker sort column.

Corridor notes (card projects only)

  • Downtown: Mr. C Residences; Banyan Tree Residences.
  • North Flagler / Northwood: Olara; The Ritz-Carlton Residences, West Palm Beach; The Residences at Mandarin Oriental, West Palm Beach.
  • South Flagler / Intracoastal: Edgeworth; South Flagler House.

Off-board status lines (not card rows)

  • Apogee, 4906 N. Flagler Drive: Not a board card as of Nov. 3, 2026. Our Apogee demolition permit page covers a commercial demolition permit (job 26081383-COM-DEMO) for work filed Oct. 14–20, 2026. A demolition permit is not a building permit and does not start sales.
  • Shorecrest (Related Ross), 1865 North Flagler Drive: Not a board card as of Nov. 3, 2026. Our Shorecrest coverage cites the developer’s Feb. 18, 2026 release: 98 residences over 28 stories; anticipated completion 2027 per developer materials reviewed for that page.

Flagler Drive height vote (one outlet data point)

Stet News reported on Oct. 26, 2026 that the West Palm Beach City Commission passed an update to the Downtown Master Plan that did not include 25-story building heights on the Flagler Drive waterfront, after the Planning Board had recommended reconsidering those heights the prior week; the plan then goes to state review before a final Commission vote expected in February (Stet News update, Oct. 26, 2026). This is the single outlet data point on this page. Background explainer (pre-vote): Flagler Drive height vote explained. We flag a fuller outcome update as an UPDATE to that Oct. 22 explainer, not as a second tracker story.

HL Real Estate Group can request current price sheets, floor plans, deposit schedules and rental rules for Mr. C Residences West Palm Beach, Banyan Tree Residences West Palm Beach, Olara, The Ritz-Carlton Residences West Palm Beach, The Residences at Mandarin Oriental West Palm Beach, Edgeworth and South Flagler House.
