The Rider Residences Tops Off in Wynwood

The Rider Residences, a fully furnished condominium at 94 NE 29th St. in Miami’s Wynwood area, has topped off, per the developers’ announcement reported Oct. 21, 2026. Ciprés and Rilea Group are the developers, and the official project site lists 152 residences and 12 residential levels as of Oct. 22, 2026.

The Rider has reached the top of its concrete structure. The developers, Ciprés and Rilea Group, announced the milestone in September 2026. Here is what the official project and developer sources publish, and what a topped-off building does and does not mean for a buyer.

The milestone

The developers announced that the building had topped off, with the final slab poured (developer announcement, as reported by South Florida Agent Magazine, Oct. 21, 2026). That is the only outlet-reported fact on this page. The official project site does not publish a completion date as of Oct. 22, 2026, so ask for the date stated in the purchase contract. Topping off is a structural milestone. It is not a certificate of occupancy and does not fix a closing date.

Unit count note. The project site’s home, building and residences pages say 152 residences; the developer’s corporate Ciprés site describes The Rider as “a 146-unit residential condominium” (both accessed Oct. 22, 2026). The two official sources disagree, so ask which count the offering documents use.

Residences and finishes

The official site says every residence is fully furnished, with Italian kitchens and appliances and Spanish porcelain tile floors and fixtures. It names Italkraft kitchens (designed in Italy, fabricated in Miami), Bertazzoni appliances, Cosentino surfaces, Porcelanosa tile, with Restoration Hardware in certain penthouse levels and lanai units (as of Oct. 22, 2026). Building services listed include 24-hour valet, complimentary for owners, a 24-hour front counter, smart-fob security, hospitality-style check-in and optional property management for rentals through Ciprés Living.

Location

The site places The Rider at the crossroads of Wynwood, Midtown, Edgewater and the Design District, and its building page says it sits 85 yards from a scheduled train station (as of Oct. 22, 2026). What topping off means for a buyer

  • Construction risk narrows, but does not end. Topping off marks the structure, not a certificate of occupancy. Ask for the completion date stated in the contract and any extension terms. Our delivery-risk guide explains how we read construction status.
  • Rental rules. The official site says short-term rentals are allowed and that each owner needs a certificate of use. Confirm in the condominium declaration and local rules; our Airbnb-friendly Miami condos guide covers City of Miami licensing.
  • Deposits. Get the deposit schedule and escrow terms in writing; see our guides to Florida pre-construction deposits and reserves and inspections.
  • Documents. The site’s disclaimer directs buyers to the documents required by Section 718.503, Florida Statutes.
