The Residences at Shell Bay: 108 Auberge Residences in a 150-Acre Hallandale Beach Club

The Residences at Shell Bay. Credit: MARCH.
The Residences at Shell Bay is a 20-story condominium tower with 108 residences at 501 Diplomat Parkway in Hallandale Beach, developed by Witkoff and PPG Development with Auberge Collection services, per the developer. PPG and Auberge describe Shell Bay as a 150-acre Intracoastal club with a Greg Norman-designed golf course, a racquet club and a 48-slip marina.
The Residences at Shell Bay is the condominium component of Shell Bay, a private club community on the Intracoastal Waterway in Hallandale Beach, on the Broward County side of the county line. This page is our reference for the project: who is building it, what the 150-acre enclave includes, how the golf, racquet and yacht clubs fit together, what the residence specifications say, and which documents to ask for before you reserve. The tower topped off in March 2026 and is planned for completion in 2027, according to Florida YIMBY. Neither the developer’s residences site nor Auberge’s Shell Bay page publishes a price, so this page prints none. Prices and availability for any specific residence are to confirm with the sales gallery.
Overview: a 20-story tower inside a private club
The developer’s residences site lists the building as 20 stories with 108 residences and penthouses. PPG Development’s project page gives the same count of 108 condominium residences and the address, 501 Diplomat Parkway, Hallandale Beach, FL 33009. Auberge’s Shell Bay page lists 108 branded residences for sale alongside 60 guest rooms and suites in a hotel managed by Auberge.
Development team. The residences site’s team page names The Witkoff Group and PPG Development, and identifies Ari Pearl as PPG’s founder and chief executive officer. The site’s legal page identifies the condominium developer as PPG WG Shell Bay Condo LLC, a Delaware limited liability company. That is the entity name to look for in the offering documents. PPG Development credits the architecture to Kobi Karp, and the residences site credits the interiors to AvroKO. Florida YIMBY reported that G.T. McDonald Enterprises is the general contractor and that the surrounding gardens are by Nievera Williams Design.
Financing and land. Commercial Observer reported on Nov. 20, 2024 that Witkoff and PPG had secured $273 million in construction financing from J.P. Morgan and BDT & MSD Partners for the 20-story building, which it said would hold 108 condo units and 60 hotel rooms. The same report said PPG Development bought the 150-acre property for $43 million in 2018, according to property records.

The 150-acre enclave on the Intracoastal
PPG Development describes Shell Bay as spanning 150 acres of Intracoastal Waterway land. The residences site describes Mediterranean-inspired landscaping across the property and lists five acres of outdoor-living amenities, an orchid garden, an outdoor discovery jungle gym playground and a dog walking trail. Commercial Observer placed Hallandale Beach near Hollywood, midway between Miami Beach and Fort Lauderdale.
The residences site’s amenity map labels the residences, the Shell Bay clubhouse, clubhouse dining, a ballroom, a members’ pavilion, an event terrace, the golf course, the yacht club, the racquet club and a golf academy. The clubhouse is listed at 20,000 square feet, with a dining room, cocktail lounge and lobby bar, and the site lists a separate 30,000-square-foot event space with a terrace.
Arrival is through a private six-car porte cochère and a dedicated residents’ lobby, according to the residences site, with secured enclosed parking that includes electric vehicle charging stations and private climate-controlled storage space available. The site also lists a valet closet for service and deliveries.

Golf, racquet and yacht club
Golf. PPG Development’s club page describes an 18-hole championship course designed by Greg Norman, a nine-hole par-3 side course and a driving range. Florida YIMBY reported a 12-acre practice facility with the nine-hole par-3 course. The residences site’s club page says the course operates with no tee times and a caddy program.
Racquet. PPG Development and Auberge both describe a racquet club with all four Grand Slam surfaces. Auberge’s page mentions European red clay and grass. The residences site adds that the racquet club, set within a garden, has pickleball and padel courts, and Florida YIMBY’s October 2025 report also listed basketball courts and batting cages.
Yacht club. Auberge lists a private yacht club with a 48-slip marina, where staff welcome members onto the dock and a boutique market stocks boating provisions. Florida YIMBY reported that the marina has direct access to the Intracoastal Waterway. The residences site’s club page says slips are available for private vessels and that charters are offered. Neither source publishes slip terms, vessel limits or how slips are allocated, so ask.
Members’ pavilion and wellness. The residences site describes a members’ pavilion off a courtyard, with locker rooms, private men’s and women’s spas and lounges, social rooms and a pro shop. Auberge lists an 18,000-square-foot indoor-outdoor spa and fitness center. The residences site says the fitness center offers a boxing area, Pilates reformers, yoga and a terrace for open-air training.
PPG Development, Auberge and the residences site all describe Shell Bay as a private club. Whether a residence purchase includes club membership, which membership category applies and what the dues and initiation terms are is not published on the pages we read. Ask for those terms in writing before you reserve.
Residences and penthouses: 108 homes over 20 floors
The residences site lists one- to three-bedroom residences, all with a private balcony, plus a Penthouse Collection in which every unit has private outdoor space. It describes duplex penthouses with a plunge pool and summer kitchen. Residences have semi-private or private elevator access, 10-foot clear ceiling heights in the living, dining and entertainment spaces, floor-to-ceiling windows, sliding glass doors to wraparound terraces and open-concept layouts. Per the site, large-format, limestone-style porcelain tile runs through the majority of interior spaces and across all balconies.
Kitchens. The residences site lists AvroKO-designed kitchens with white oak cabinetry and integrated under-cabinet LED lighting, honed marble countertops and backsplash, a honed marble center island and a full suite of Gaggenau appliances, including an induction cooktop and wine refrigerator. It says a minibar is serviced by Auberge Collection.
Baths. The site lists honed marble floors and walls in the primary bath, a custom white oak vanity with a limestone top, a walk-in shower or shower with bathtub, a separate water closet and freestanding bathtubs in the majority of residences. Secondary baths have European porcelain tile and white oak vanities with limestone countertops. The primary bedroom includes a dressing room. The site says AvroKO’s interiors include custom furnishings; whether furniture is included in a specific residence is a contract question.
Services by Auberge Collection, and the brand license
The residences site says the building is serviced by a dedicated team of Auberge Collection staff. It lists a dedicated director of residences and concierge, butler service, package receiving, dining and entertainment reservations, personalized fitness and wellness services, and contact-less deliveries and pickups through the valet closet. Pre-arrival provisioning is also listed.
At the top of the tower, the residences site describes rooftop pools and spas with poolside cabanas and poolside dining, and Auberge lists a 14,000-square-foot rooftop pool area. Building amenities on the residences site also include a private wine tasting room with secure wine drawers, a multi-sport simulator lounge, a children’s play lab and creation studio, a teens’ club, private meeting suites and a co-working lounge, and an entertainment suite with a bowling alley and screening room. Florida YIMBY reported on Oct. 21, 2025 that the culinary program is led by chef Julien Jouhannaud, with in-residence dining and house sommelier services.
Auberge’s team page on the residences site describes the brand as a portfolio of hotels, resorts, residences and private clubs that aims to bring the soul of each locale to life. Auberge’s current portfolio list includes Auberge du Soleil and Stanly Ranch in Napa Valley, Commodore Perry Estate in Austin, Mayflower Inn & Spa in Connecticut, Hacienda AltaGracia in Costa Rica and Chileno Bay Resort & Residences in Los Cabos, and it lists Shell Bay Club and Resort among its openings for 2027. The same list includes Shore Club in Miami Beach, another 2027 opening; see our page on The Shore Club Private Collection.
The legal page on the residences site is worth reading before you rely on the brand. It says the project is owned, developed, offered and sold by the developer, not by Auberge Resorts LLC or its affiliates, and that Auberge has granted the developer a limited right to use the AUBERGE mark. It also says there is no guarantee the license will remain in effect for any particular period. That is standard language for branded residences, and it is a reason to read the management agreement terms in the condominium documents rather than marketing material. For how branded buildings compare, see our branded residences page.
Hallandale Beach location
Shell Bay sits in Hallandale Beach, a Broward County city across the county line from Aventura. Our Hallandale Beach market page covers the city’s records and the other buildings nearby. To the south, see our pages on Aventura, Golden Beach and Sunny Isles Beach. To the north, our Fort Lauderdale page covers Broward County’s new-development pipeline.
Suits buyers who want a condominium inside a private golf, racquet and marina club with hotel-style services, and who are comfortable buying before completion on the strength of documents, renderings and the club program rather than a finished residence.
Documents to request: occupancy, club and rental terms
- A dated price sheet and availability list for the residence lines and floors you want. No official price is published on the developer or Auberge pages we read.
- Floor plans with interior and terrace square footage as stated in the developer’s prospectus. The legal page says marketing dimensions, ceiling heights and square footage are approximate.
- Deposit schedule and escrow terms, in writing. Our guides to Florida pre-construction deposits and deposit structures compared explain what to check.
- Condominium documents required by Section 718.503, Florida Statutes, which the legal page names as the source of correct representations, including the declaration, the estimated operating budget and the developer’s prospectus.
- Completion, occupancy and closing terms. Ask how the planned 2027 completion translates into the contract’s closing date, notice period and any extension provisions.
- Club membership terms. Ask whether membership is included, required or optional, which facilities it covers, and the dues, initiation and transfer rules.
- Rental rules and any hotel rental program. PPG Development lists the asset class as condo/hotel. Ask whether residences may be leased, the lease minimums and approval process, and whether a rental program through the hotel is offered.
- Auberge service and license terms, including what the association budget pays for and what happens to services if the brand license ends.
- Marina terms, including slip availability, allocation and vessel limits.
