Hallandale Beach Luxury Condos and New Development: Shell Bay and the County Line

Hallandale Beach is a 4.55-square-mile Broward County city, incorporated in 1927, on the county line across from Aventura. Its planned branded residences are The Residences at Shell Bay by Auberge Collection: 108 condominiums, per the developer, on a 150-acre Intracoastal enclave with a Greg Norman-designed golf course, a Grand Slam-surface racquet club and a private yacht club.
Hallandale Beach is a 4.55-square-mile city with 0.82 miles of public beach, according to city records. Its new-development story right now is one project: Shell Bay, a 150-acre club community on the Intracoastal Waterway with a 108-residence condominium tower. This hub sets out what the city’s own records say about Hallandale Beach, what the Shell Bay developer and hotel operator publish about the enclave, how the city sits between Aventura and Fort Lauderdale, and which documents to request before you reserve. Every figure here is dated and attributed. Specific-unit prices and availability are always to confirm with the sales gallery.
Hallandale Beach at a glance
Hallandale Beach is one of Broward County’s older communities. According to the city’s history page, the Town of Hallandale was created in 1927 as the eighth municipality in Broward County, after the area had been part of Dade County until 1915. In 1947 Hallandale was reincorporated as the City of Hallandale, which let it annex land from Federal Highway east to the ocean. The city officially changed its name to Hallandale Beach on August 27, 1999.
The same page gives the city a total area of 4.55 square miles: 4.21 square miles of land and 0.34 square miles of water. The city’s services page says its Beach Safety Division supervises 0.82 miles of public beach, staffed from four year-round permanent lifeguard towers. The city also runs the Hallandale Beach City Marina, which offers annual and transient dockage and pump-out service, per the same page.
The history page also dates several local landmarks. Gulfstream Park opened on February 1, 1939. Work on the Golden Isles neighborhood began in 1955 on a former mangrove swamp along East Beach Boulevard, and the neighborhood was annexed to Hallandale Beach in 1978. A privately funded bridge across the Intracoastal Waterway opened in October 1959.
What the hub covers. Haute Residence’s new-developments board does not yet carry a Hallandale Beach card, so this page works from developer and operator sources. Shell Bay is the one branded residential project we track in the city. We also describe 2000 Ocean, a completed oceanfront tower whose developer site places it just north of Golden Beach, as a reference point for buyers comparing a finished building with a pre-delivery one.
Shell Bay: the 150-acre Intracoastal enclave
The setting. The Residences at Shell Bay are at 501 Diplomat Parkway, according to PPG Development’s project page, which describes Shell Bay as spanning 150 acres of Intracoastal Waterway land. The developer’s residences site describes Mediterranean-inspired landscaping across the property and an orchid garden among the amenities.
The club program. PPG Development lists a championship golf course designed by Greg Norman, a Racquet Club with all four Grand Slam surfaces, a private Yacht Club, an orchid garden and a fine dining restaurant. Auberge Resorts Collection’s Shell Bay page adds a destination spa and an intimate hotel managed by Auberge, with 60 guest rooms and suites. Auberge describes the golf offering as an 18-hole championship course with a separate nine-hole par-3 course.
The residences. PPG Development gives the count as 108 condominium residences, and Auberge’s page lists 108 branded residences for sale. The residences site describes a twenty-story condominium tower with rooftop pools and poolside cabanas, a fine dining restaurant at garden level, private wraparound terraces, floor-to-ceiling windows and interiors by AvroKO, with services by Auberge Collection tailored to each resident.
Timing. Auberge’s Shell Bay page lists the Shell Bay club and resort as debuting in 2027. That page does not say when the residences close. Neither the developer nor the operator page we read on October 16, 2026 gives a published starting price, a deposit schedule or a closing date for the residences, so this page publishes none. Ask the sales gallery for each in writing.
What the official pages do not settle. The developer and operator pages describe amenities and services but not membership terms. Ask whether golf, racquet, yacht club and spa access come with ownership, whether each requires a separate membership or initiation fee, and how hotel guests and residents share the facilities.
Our Shell Bay guide covers the Auberge brand background. For current residence specifications, rely on the developer’s documents.
Suits buyers who want a club-centered community on the Intracoastal, with golf, racquet sports and a yacht club on site, and who are comfortable that no residence closing date has been published.
Between Aventura and Fort Lauderdale
Hallandale Beach sits on the Broward County side of the Miami-Dade line. The City of Aventura’s Future Land Use Map labels Hallandale Beach and Broward County beyond Aventura’s city boundary, and the 2000 Ocean developer site places that tower just north of Golden Beach. To the south, our Aventura page covers the marina- and Intracoastal-front towers across the county line, our Golden Beach page covers the oceanfront town just to the south, and our Sunny Isles Beach page covers the branded oceanfront towers along Collins Avenue. To the north, our Fort Lauderdale market page covers Broward County’s new-development pipeline, including the branded towers on Fort Lauderdale Beach.
The completed reference point: 2000 Ocean. The developer’s website describes 2000 Ocean as a 38-story glass tower designed by Enrique Norten of TEN Arquitectos, with landscape design by Sasaki, and reads “Now Complete. Ready for Immediate Occupancy.” Its vision page says 64 families will call the building home. The site lists three residence types:
- Half-floor residences: three bedrooms, with about 2,913 square feet of interior space and 475 square feet of terraces facing east and west, and private elevator landings.
- Full-floor penthouses: five bedrooms, about 6,781 total square feet, with staff quarters and ocean and bay terraces.
- The duplex sky villa: one residence of 13,203 total square feet with a private rooftop pool deck and outdoor kitchen.
The developer lists Minotti for interior design services, Boffi kitchens and Gaggenau appliances, and an amenity program with an elevated oceanfront pool, a Sunset Lounge pool facing the Intracoastal, a fitness center and a freestanding spa pavilion. No 2000 Ocean price appears on the pages we read, so confirm availability and pricing with the sales gallery.
How the two compare. The comparison is structural rather than a ranking. 2000 Ocean is a finished oceanfront tower where a buyer can inspect the actual residence. Shell Bay is an Intracoastal club community whose club and resort Auberge lists as debuting in 2027, with no residence closing date published, where the decision rests on documents, renderings and the club program. A buyer weighing both is choosing between ocean frontage now and a golf, racquet and yacht-club setting later.
Documents to request
Ask for documents rather than descriptions, and check the date on each one.
- A dated price sheet and availability list. No official Shell Bay price was published on the pages we read. Ask for the current sheet, dated, for the residence lines you are considering.
- The deposit schedule and escrow terms. Ask how many deposit installments there are, which construction milestones trigger them and who holds the funds. Our guide to pre-construction deposits in Florida explains how deposits are held until closing.
- The condominium documents. Ask for the full set a Florida developer must provide, including the declaration, the estimated operating budget and any club or master-association documents that bind the residences.
- Club and membership terms. Ask whether golf, racquet, spa and yacht club access is included with ownership or sold separately, and whether dues, initiation fees or waitlists apply.
- Rental rules. Ask for the association’s leasing restrictions in writing, including minimum lease terms and how the on-site hotel affects owner rentals.
- Carrying costs. Ask for budgeted association fees and any club dues, and get an insurance quote early. Our HOA fees guide covers what to budget.
- The delivery and closing timeline. Ask whether Auberge’s 2027 club and resort debut applies to the residences, and how much written notice the contract requires before closing.
