Staff Quarters and Service Entries in South Florida New Developments

By Haute Residence Editorial ·

Three South Florida new developments publish staff quarters or service entries on residence feature lists or floor plans. This guide reads those rooms as plan elements — where they sit, how they are labeled and what to confirm — not as a staffing-ratio story.

When a brochure says “staff quarters” or a floor plan labels a “service” room, the useful question is what the sheet actually shows: a bedroom with a bath, a windowless service room, a separate service foyer, or only a butler’s closet. This guide sticks to floor-plan and residence-feature language published for three towers whose Haute Residence project pages name staff or service quarters. It does not discuss hotel staffing levels or staff-to-resident ratios. The pages were checked on October 14, 2026. Building-level “from” prices are our new-developments card figures, not prices for any staffed line. Confirm unit pricing, which lines include the rooms, and availability with each sales gallery.

HL Real Estate Group can request current price sheets, floor plans, deposit schedules and rental rules for The Residences at Mandarin Oriental, Miami, Cipriani Residences Miami and The St. Regis Residences, Sunny Isles Beach.

What “staff quarters” and “service entry” mean on a plan

Developers do not use one label. On South Florida sheets you will usually see one or more of the following:

  • Staff bedroom / staff quarter. A room drawn like a secondary bedroom, sometimes with its own bath, often near the kitchen, laundry or service elevator.
  • Service quarters. Marketing language for a staff bedroom suite, or for a cluster of service rooms, on select lines or penthouses.
  • Service room. A smaller labeled space that may be storage, laundry adjacent or a compact staff sleeping room — read the dimensions and whether a bath is attached.
  • Service foyer / service entry. A secondary arrival path, sometimes tied to a service elevator, so deliveries and household staff do not cross the main foyer.
  • Butler’s closet / prep kitchen. Support space without a full staff bedroom. Useful, but not the same as quarters.

None of those labels, by itself, tells you whether the room has natural light, a full bath, code-compliant egress or the right to house a live-in employee under the association rules. Those answers sit in the floor-plan notes, the purchase exhibits and the condominium documents. Our luxury condo floor plans guide covers how to read sheet conventions; this piece only tracks where staff or service language already appears.

1. The Residences at Mandarin Oriental, Miami (Brickell Key)

Price: from $4.3M per our new-developments card (subject to change). Our Mandarin Oriental Miami project page also publishes remaining inventory from $4.275M; both figures are building-level, not a staffed-line ask.

Our Mandarin Oriental Miami project page is the required source for this tower’s residence features. Under residence features it lists private elevator and lobby access, 11-foot ceilings, floor-to-ceiling sliding glass, 12-foot-deep terraces with outdoor wet bars, natural stone flooring, Molteni&C Italian cabinetry, Gaggenau appliances and Dornbracht fixtures, and states that select residences include staff quarters. The page does not, in that FAQ answer, publish which lines, which towers (North or South) or which square footages carry the staff rooms. That is the question for the sales gallery and the current plan set.

Card facts reused from the October 13, 2026 scrape: 326 residences, estimated delivery 2030, from ~$2,300/SF, Sales Launched status, Brickell Key · Miami. The campus is two towers on Brickell Key sharing an amenity podium; staff quarters are described as a select-residence feature, not a building-wide standard. For neighborhood context see our Brickell Key hub and the Brickell hub.

Suits buyers who want staff quarters on a Brickell Key branded campus and who will pin the exact line, bath count and service-elevator path on the released plans before reserving.

2. Cipriani Residences Miami (Brickell)

Price: from $1.6M per our new-developments card (subject to change). Service quarters appear on larger published lines, not at the building entry band.

Our Cipriani Residences Miami project page lists floor-plan lines that include Service Quarters on Residence 01 (published there as 4 bed · 4 bath · 1 powder · Service Quarters · 3,494 SF + 1,112 SF terrace) and states that upper published lines include private elevators, private landings and service quarters. Read that as plan language for upper lines, not as a claim that every Cipriani residence has staff rooms. Confirm which stack and which release still carry those rooms on the live sheet. The line descriptions are from our project page, checked October 14, 2026.

Card facts: 397 residences on the October 13 scrape. Pair the staff-room question with terrace and powder-room counts on the same sheet so you are not comparing a service-quarters penthouse to a two-bedroom entry line.

Suits buyers who want a Brickell tower where published upper-line plans already label service quarters, and who will confirm the bath attached to that room and any service-elevator access.

3. The St. Regis Residences, Sunny Isles Beach

Price: from $5M and up per our new-developments card (subject to change).

Our St. Regis Residences, Sunny Isles Beach project page lists private elevator and entry foyer as standard, and states that select residences add service quarters, with Sky Villas and penthouses described with private pools, jacuzzis and summer kitchens alongside that upper-residence language. The wording is from our project page, checked October 14, 2026.

Card facts: 174 residences, from ~$2,000/SF, estimated delivery 2028, Sales Launched, Sunny Isles Beach. See our Sunny Isles Beach hub for corridor context. This piece does not discuss hotel guest counts or staffing ratios.

Suits buyers who want service quarters on a residents-only Sunny Isles branded campus and who will confirm which lines and which tower carry the rooms on the released plans.

Use the table as a checklist of questions, not a ranking. A “select residences” phrase is not comparable to a named plan line until both are pinned to line IDs.

Towers checked and not included

The following were checked on October 14, 2026 for staff-quarters or service-entry language and were not given a section because the live developer residences pages fetched that day did not publish staff-quarters or service-entry labels:

  • Rivage Bal Harbour residences page — private elevator entry and terrace language; no staff-quarters label found in the fetched page.
  • The Perigon residences page — private elevator entrance language; no staff-quarters label found in the fetched page.
  • South Flagler House residences page — no staff-quarters label found in the fetched page.
  • 1428 Brickell residences / floor-plans pages — no staff-quarters label found in the fetched pages.

Two projects held under standing house exclusion rules are omitted.

Questions to ask before you reserve

Staff and service rooms are easy to misread on a marketing site. Before you commit, ask for:

  • The labeled sheet. The exact floor-plan PDF or brochure page for your line, with the staff or service room dimensioned.
  • Bath and egress. Whether the staff room has a full bath, a window and a legal sleeping-room designation under the documents.
  • Service elevator and foyer. Whether a service elevator opens to your residence or only to a shared corridor, and whether a service foyer is demised to your unit.
  • Standard or option. Whether the room is included in the base price or is an optional layout / combine.
  • Association rules. Whether live-in employees are permitted, how they are registered, and whether short-term staff stays are treated differently from owners’ guests.
  • Mechanical adjacency. Whether the room sits next to laundry, trash or mechanical spaces that affect noise and heat.
  • Resale description. How the room will be described on a future listing — staff bedroom, service room or den — which can change buyer expectations.

Florida counsel should review the purchase agreement and condominium documents. Our due diligence checklist covers the wider document set.

Living with a service room

A staff bedroom changes circulation inside the residence. Placed near the kitchen, it can keep morning prep out of the primary hallway. Placed behind a service foyer, it can separate deliveries from guest arrival. Placed on the lower level of a duplex, it can keep service activity on one floor while the primary suite stays above. None of those layouts works if the association prohibits live-in staff or if the room fails as a legal bedroom. Ask to walk a model or a comparable line, and ask how trash, laundry and service-elevator scheduling work on a typical weekday.

Seasonal owners often care more about a flexible room that can flip between staff use, storage and visiting family. Full-time households that employ live-in help care more about bath privacy, light and a separate entrance. The plan label is only the starting point; the operating rules decide whether the room is usable as drawn. Browse tracked projects on our new developments page when you are ready to compare other towers’ published sheets.

FAQ: Staff quarters and service entries in South Florida new developments

What is the difference between staff quarters and a service room?

Staff quarters usually means a staff bedroom, often with a bath, drawn for live-in or overnight help. A service room may be smaller storage or prep space without a full bedroom layout. Always read the labeled plan: the same brochure may use both phrases for different rooms on different lines.

Which of these towers publish staff or service quarters?

Three towers, per our project pages checked Oct. 14, 2026. Mandarin Oriental Miami’s page says select residences include staff quarters. Cipriani’s page labels Service Quarters on Residence 01 and on upper published lines, and St. Regis Sunny Isles’ page says select residences add service quarters.

Are staff quarters included in every residence?

No. Mandarin Oriental Miami and St. Regis Sunny Isles describe them on select residences. Cipriani’s published service-quarters language sits on larger lines, including the 3,494-square-foot Residence 01. Confirm the exact line on the current plan set before you assume the room is included.

Do service entries use a separate elevator?

Sometimes. The three towers here publish private elevator entry for owners on our project pages without spelling out a separate staff path or service elevator. Ask whether a service elevator opens to your residence, to a shared corridor, or not at all, and get the answer on the plan.

Can association rules block live-in staff even if the plan shows a room?

Yes. The floor plan shows physical space; the declaration and rules decide whether live-in employees are permitted, how they are registered and what guest policies apply. Ask for those sections in writing and have Florida counsel review them with the purchase agreement.
