Inside Penthouse A, the residence that sold first

Penthouse A is drawn on Level 13 and spans two levels, according to the developer’s floor plan. The lower level has three bedrooms, a den, three bathrooms and a powder room in 3,085 square feet, with 643 square feet of terrace. The upper level adds 316 square feet inside and a 3,265-square-foot terrace. That is 3,401 square feet of interior space and 3,908 square feet of terrace, the outdoor area Off The MRKT described as nearly 4,000 square feet. The developer fact sheet says penthouses have ceilings of up to 11 feet, and Off The MRKT reports ceilings of up to 11 feet in the home that sold.
The plan shows a summer kitchen on each level. On the upper level it also shows a private plunge pool, a powder room, a private stair and an elevator vestibule at the rooftop arrival. Off The MRKT reports that the rooftop terrace overlooks both the Atlantic Ocean and the Intracoastal Waterway.

Design: Garcia Stromberg architecture, Dan Fink Studio interiors

Garcia Stromberg designed the two towers, which the developer places along 400 linear feet of Intracoastal frontage. The fact sheet names The Boca Raton and Alina Residences among the firm’s projects. New York-based Dan Fink Studio designed the interiors.
The developer lists wide-plank white oak floors in living areas, European-style kitchens with custom cabinetry, warm marble countertops and a full-height marble backsplash, and an integrated Sub-Zero and Wolf appliance suite. Bathrooms have freestanding soaking tubs and Waterworks fixtures. Floor-to-ceiling sliding glass doors open onto terraces. Most residences are entered through a private elevator vestibule, and the buildings have dedicated service elevators.
“Our inspiration for the design of The Residences came from a combination of coastal beauty and refined modernism, with interiors curated to reflect the natural environment of Fort Lauderdale Beach, delicate textures, organic forms, and soothing palettes that exude iconic elegance,” said Dan Fink, Interior Designer and Founder, Dan Fink Studio, according to the developer’s website.
Wellness: what the developers call Invisible Wellness

The wellness feature the developers talk about is one owners will not see. According to the developers, Admire Capital and MICL brought in wellness consultant Amber Berger to shape an approach they call Invisible Wellness: cleaner air, filtered water and healthier materials in each residence.
The visible part is the spa. The developer lists a traditional hammam, an ice therapy room, a restorative plunge pool, a steam and sauna chamber, a multi-sensory shower, a meditation garden and a private treatment suite. The fitness center uses TechnoGym equipment and includes a yoga studio.
Amenities and Ritz-Carlton service
According to the developer, a 75-foot lap pool extends over the Intracoastal, next to a leisure pool, a poolside bar and private cabanas. A limited number of private dock slips are planned. The fact sheet notes that cabanas and slips may carry additional fees. Indoors, the developer lists a residents’ lounge with a catering kitchen, a screening room, a sport simulator and a children’s playroom. A dog park, an open-air barbecue area and a bayside walk are also on the list.
