Luxury New Developments in Brickell: The Complete 2026 Guide

Brickell is South Florida’s financial center and its most active luxury new development submarket. The buildings currently rising along the Brickell Avenue and South Miami Avenue corridors represent the most significant concentration of branded residence investment in the history of Miami’s urban core.

The Market

  • PSF: $950 resale record Q1 2026; $1,200–$1,500 new development pre-construction
  • Key demographic: Wall Street South financial professionals, Latin American business community, international buyers seeking branded residence exposure
  • Neighborhood character: Urban density, walkable to Brickell City Centre, Mary Brickell Village, and the financial district’s professional infrastructure. The most urban of Miami’s luxury residential neighborhoods.

The Brickell Lifestyle

Brickell rewards the buyer who values urban walkability — the ability to walk to dinner, to the gym, to the office. The Brickell City Centre provides retail and dining without a car; the Underline linear park provides outdoor activity; and the proximity to the financial district means many residents genuinely do not need a car for daily professional life.

The tradeoff: Brickell is Miami’s densest residential neighborhood. The energy is urban and active. Buyers who value quiet residential character should consider Coconut Grove (10 minutes south) or Edgewater (10 minutes north).
