What does topping out mean for the 2027 delivery date?

Topping out means the concrete structure is complete; what remains is enclosure, interiors and commissioning — the predictable half of the schedule. With a $307 million construction loan in place and Coastal Construction as general contractor, the stated early-2027 delivery now depends on finish trades, not structure. Pricing starts at $5.95 million for available residences of roughly 2,800 to 6,400 square feet (project materials, 2026), and the April penthouse reveal (PROFILEmiami, April 2026) signals the top of the building is now formally on the market. What is the price per square foot versus Fort Lauderdale and Palm Beach?

At a $5.95M start on ~2,800 SF, Rosewood’s entry sits above $2,000/SF — comparable to Pier Sixty-Six’s remaining inventory in Fort Lauderdale (avg. ~$2,116/SF, Livabl, August 2026) and below Palm Beach Island’s trophy tape, while offering something neither can: a new building on Hillsboro Mile, where the ocean-to-Intracoastal lot format cannot be replicated.

Hillsboro Mile is a barrier-island strip of single-loaded A1A frontage — roughly three miles with no commercial corridor and a finite number of ocean-to-Intracoastal parcels. Assembling 11.2 contiguous acres, as this project did, is a once-a-generation event; the town’s scale ensures no pipeline forms behind it. Scarcity here is zoning-and-geography fact, not marketing.

What should buyers verify before a 2027 closing?

Three items: the outside-completion date and deposit-escrow terms in the purchase agreement; the marina-slip allocation process (the private marina has 14 slips for 92 residences); and the current finish schedule against the stated early-2027 date.
