Palm Beach is a 16-mile barrier island between the Atlantic and the Lake Worth Lagoon, and its condominium stock is deliberately small: roughly two dozen buildings, almost all of them low-rise, and it has grown by only a handful of buildings since the 1980s. They fall into two groups. In town, within walking distance of Worth Avenue, are the converted 1926 Palm Beach Biltmore, Winthrop House, Palm Beach Towers, One Royal Palm Way, L'Ermitage, 330 Cocoanut Row and Island House. South of Sloan's Curve, South Ocean Boulevard runs between the ocean and the Intracoastal past a row of direct-oceanfront buildings — The Reef, Carlyle House, Ambassador, La Palma, Bellaria, Palm Beach Hampton, Thirty Three Sixty, Emeraude, The Atriums, Halcyon, The Claridges — ending at 3550 South Ocean, marketed on completion in 2019 as the island's first new oceanfront condominium in a decade. Palm Beach's in-town buildings trade on walkability — Worth Avenue, the Lake Trail, the clubs — and on history: the Biltmore opened as the Alba Hotel in 1926 before its 1977 conversion, Palm Beach Towers rose in the mid-1950s on the site of the Royal Poinciana Hotel, and Winthrop House sits at 100 Worth Avenue itself. The South Ocean Boulevard row is the opposite proposition: direct-oceanfront frontage, larger floor plates and, in Bellaria and 3550 South Ocean, the island's only post-2000 construction. Palm Beach sets the county's price per square foot, but it is a resale-only market with no pipeline: buyers who want new construction cross the bridge to West Palm Beach, where the branded towers are concentrated along Flagler Drive, or look north to Singer Island for oceanfront high-rise stock at a materially lower entry price. Boca Raton, forty minutes south, offers the county's other established oceanfront and its own boutique pipeline around Mizner Park.

Palm Beach has no pipeline, and that is the point.
Almost every building in this index was completed between the mid-1950s and 1990; only Bellaria and 3550 South Ocean have been added since, so the condominium supply is effectively the buildings listed here. Bellaria and 3550 South Ocean show what happens when a rare oceanfront parcel does come through: a few dozen residences, sold quickly, at prices that reset the row around them. For everyone else the market is a resale market, and the value of a Palm Beach address is the scarcity written into the zoning.
