MacArthur Beach State Park. It is a market defined by direct-oceanfront frontage, large full-floor plans and a resort rather than urban rhythm — the Palm Beach lifestyle at a different price per square foot. Singer Island's branded stock is two buildings. The Ritz-Carlton Residences at 2700 North Ocean Drive — two 27-story towers and 242 residences completed in 2008, originally sold as 2700 North Ocean before taking the Ritz-Carlton flag — set the island's service standard and remain its reference point for resale pricing. Amrit Ocean Resort & Residences at 3100 North Ocean Drive is the wellness-led newcomer: two towers on 7.5 oceanfront acres with 182 condominium residences beside a 155-key resort, developed by WRS Development and designed by S&E Architects. Similar branding does not mean identical ownership terms: compare association documents, resort-access rights, fees and rental restrictions for the exact residence before purchasing.
Singer Island's stock runs from the 1970s and 1980s towers that first defined the beachfront — Eastpointe, Tiara, Corniche, Martinique — through the 2000s boutique generation of full-floor residences (Oasis, Via Delfino, One Singer Island, Ocean's Edge, Beach Front) to the post-2018 arrivals VistaBlue, 5000 North Ocean and Amrit. Several of the newer buildings offer one residence per floor with private-elevator entry, which is rare at this price point anywhere else in Palm Beach County. Palm Beach is the estate and social-season market; its handful of oceanfront condominiums set the county's price ceiling. Singer Island sits directly across the inlet with a longer, quieter beach, high-rise rather than low-rise stock, and materially lower entry pricing for direct-oceanfront square footage — which is why it has long drawn buyers who want the Palm Beach coastline without the Palm Beach premium. West Palm Beach, ten minutes south over the Blue Heron Bridge, is where the county's new-construction and branded-tower pipeline is concentrated.

With no new towers announced and almost no vacant oceanfront land left between the inlet and MacArthur Beach State Park, Singer Island is a resale market in the truest sense: the buildings on North Ocean Drive are the buildings there will be. That scarcity is what the Ritz-Carlton and Amrit brands were built on, and it is why the boutique full-floor buildings of the 2000s continue to trade to buyers who could afford Palm Beach and chose the quieter beach instead.
