Palm Beach County's ultra-prime market runs a narrow strip of barrier island and intracoastal frontage, from the North End estates of Palm Beach down through Manalapan and Highland Beach to the Boca Raton waterfront, with a cluster of Flagler Drive towers on the West Palm side of the bridge. This page holds all of it still: the 50 most expensive homes currently for sale across Palm Beach County, ranked by asking price, with a combined value of $2,595,610,000.

    The county's asking-price ceiling, and the most land in the top 10 by a wide margin: 4.76 acres on the North End. It also carries the highest price per square foot in the entire ranking at $14,142 — roughly 2.5 times the top-50 average. That figure is the clearest statement in this dataset of what North End acreage is worth independent of the house standing on it.

    Second by price and second by scale: 19,919 square feet, exceeded only by the 21,534-square-foot estate at #4. Seven bedrooms against 13 baths is an unusual ratio even at this level, and points to a house organised around entertaining rather than bedroom count. Ten million dollars separates it from the top spot — the tightest gap between first and second in either of our South Florida rankings.

    The largest residence in the ranking on every count: 21,534 interior square feet, 15 bedrooms, 23 baths. Its $7,291 per square foot is below the top-10 norm, which is what happens when a house is big enough for scale to work against the multiple. Below it sits the sharpest cliff in the ranking — a $52 million drop to the next listing, the largest single gap anywhere in the top 50.

  5. 790 S County Rd, Palm Beach — $105,000,000

    The most instructive listing in the top 10. At 8,259 square feet it is the smallest house above $80 million, yet it asks $10,776 per square foot — third highest in the ranking, behind only the two properties asking more than twice its price. Reef Road is not being valued on the house.

    The highest-priced condominium in the county and the top West Palm Beach listing, formed by combining two full-floor units into 14,502 square feet — larger than all but three of the single-family estates above it. A second unit in the same building appears at #37 at $24,950,000, a spread that shows how much of this price is the combination rather than the address.

  10. 640 S Ocean Blvd, Manalapan — $72,500,000

    Manalapan's only top-10 entry, and one of just two Manalapan listings in the ranking. Eleven bedrooms and 19 baths across 17,379 square feet on 1.86 acres, at $4,172 per square foot — the lowest multiple in the top 10 by some distance, and a reminder that scale is cheaper once you leave the island.

Where the Money Sits

Palm Beach dominates. The town holds 23 of the 50 listings, 46% of the ranking by count and 66% by value — $1.702 billion of the county's $2.596 billion ultra-prime pipeline sits on a barrier island roughly 16 miles long. Its median listing, at $48 million, is nearly double the county-wide median.

Everything else distributes thinly. West Palm Beach and Boca Raton tie at nine listings each, but the resemblance ends there: West Palm's nine total $319.4 million against Boca's $239.2 million, and West Palm's are concentrated in a handful of Flagler Drive towers while Boca's are spread across inland country-club addresses and the Intracoastal. Jupiter contributes four, Manalapan and Highland Beach two apiece, and Delray Beach exactly one — a $55 million estate on Quiet Vista Circle that single-handedly gives the town a higher median than Boca Raton.

The Buildings and Communities

Three addresses repeat. 1355 South Flagler Drive in West Palm Beach places three units in the ranking, between $22.9 million and $28.5 million; 1100 South Flagler Drive places two, at $78.9 million and $24.95 million; and The Bear's Club in Jupiter accounts for three of that town's four entries, from $21.5 million to $51.9 million. Those eight listings — 16% of the ranking — sit at just three addresses.

A Note on the Waterfront Data

The source feed classifies 11 listings as oceanfront and 13 as intracoastal, leaving 26 uncategorised. Those labels should be treated with caution: several properties on North Ocean Boulevard and South Ocean Boulevard carry no waterfront designation while immediate neighbours on the same stretch are labelled oceanfront. The uncategorised group almost certainly contains waterfront property, and the figures above are best read as a floor rather than a count.
