Downtown vs. Waterfront: Two Different West Palm Beach Stories

The Downtown Walkable Group

Banyan Tree Residences at 400 Hibiscus Street and Mr. C Residences at 327 Okeechobee Boulevard are both in the heart of downtown. The North Flagler Waterfront Group

A hospitality-led residence is a long-cycle purchase, and the comparison checklist for luxury condos in West Palm Beach should be precise.

Pricing and floor plan efficiency. Headline starting prices are useful, but price-per-square-foot and floor plan layout matter more. Mr. C’s 830-square-foot entry residence is a fundamentally different product from Banyan Tree’s 1,078-square-foot entry corner unit or Mandarin Oriental’s 2,151-square-foot minimum.

Delivery timeline. Two of the four projects target 2026 delivery, Ritz-Carlton targets 2027, and Mandarin Oriental is pre-construction with an estimated 2029 completion. Buyers comfortable with a longer wait may access pricing and floor plate selection that earlier-delivery projects no longer have available.

Deposit structure. Pre-construction deposit schedules vary by project. Buyers should request the specific schedule from the development team and review it with their attorney.

Views and orientation. “Water view” is not a single category. Direct Intracoastal frontage, partial water views from a higher floor, and skyline-and-water diagonal views are three different products. Buyers should ask the sales team for line-specific exposure diagrams rather than relying on general descriptions.

Rental policy. Short-term rental rules vary by building and are often more restrictive in hospitality-led residences than in standard luxury condos in West Palm Beach. Buyers planning any rental use — even seasonal — should confirm the policy in writing before signing.
