October’s West Palm Beach luxury condo tracker: card prices and status for the towers we follow on the New Developments board, plus developer-published facts for Olara and Alba — every figure dated, no invented inventory.

By Haute Residence Editorial · October 13, 2026

West Palm Beach’s new-construction map on our New Developments board still runs along three stretches: downtown around Okeechobee Boulevard, North Flagler and Northwood, and South Flagler facing Palm Beach Island. This October edition lists the towers we track with a card, adds Olara and Alba from developer-published pages (Alba has no card), and dates every figure to October 13, 2026. Prices are building-level “from” figures on our cards unless a developer site is named beside them. Confirm unit pricing and availability with each sales gallery. Prior checkpoints: the September tracker and the August tracker. Neighborhood context sits on our West Palm Beach hub.

HL Real Estate Group can request current price sheets, floor plans, deposit schedules and rental rules for West Palm Beach new developments.

October at a glance

As of Oct. 13, 2026, our cards list seven West Palm Beach new developments with published starting prices (Maison d’Or South Flagler has a card and is excluded from this tracker per house rules). Alba Palm Beach has no card; its row uses only developer-site facts, with unpublished fields marked TBC.

Card rows: building-level “from” prices on our New Developments cards, checked Oct. 13, 2026. Alba row: developer website only. Confirm any residence with the sales gallery. Maison d’Or is excluded.

Olara (developer-published facts only)

Price: from $2M–$10M per our new-developments card (subject to change). Our card also notes pricing on request for $/SF and lists 275 residences with estimated delivery in 2028 and a Sales Launched status tag (checked Oct. 13, 2026).

Olara sits on North Flagler in West Palm Beach. The developer’s website (olarawestpalmbeach.com, accessed Oct. 13, 2026) describes a waterfront residential project along the Intracoastal on Flagler Drive, with architecture by Arquitectonica and interiors by Gabellini Sheppard. The same site’s residences page prints “Topping Off Spring 2027 | Completion 2028,” which lines up with our card’s 2028 delivery estimate and should still be confirmed with the sales gallery before any reservation timeline is locked.

Amenities and lifestyle claims on the developer homepage, accessed Oct. 13, 2026, include more than 80,000 square feet of wellness and leisure amenity space, signature dining from Chef José Andrés, and a private marina. Residence finishes listed on the developer residences page include wide-plank oak flooring, Gaggenau and Bosch appliances in kitchens, Hansgrohe fixtures, and terraces described as ten feet deep. The site lists a sales gallery at 300 Butler Street, West Palm Beach, FL 33407.

Our longer Olara buyer’s guide covers the building in more depth. Deposit schedules, rental rules and any residence-level price are not printed as verified figures here; ask the sales gallery for the current sheet.

Suits buyers who want a large North Flagler amenity program with a published card range from $2M and a 2028 card delivery estimate, and who will confirm topping-off and completion timing in writing.

Alba (developer-published facts only)

Alba Palm Beach has no card on our New Developments board. Every figure below comes from the developer’s website (albapalmbeach.com) or its own press pages, accessed Oct. 13, 2026. Fields the developer has not published in those materials are marked TBC.

Per the developer homepage, Alba is a waterfront condominium on the Intracoastal with “Only 55 total residences,” more than 25,000 square feet of dedicated amenity space, and layouts described as spacious 2- and 3-bedroom residences plus 4-bedroom townhomes. The homepage prints a starting price “just under $3M” (developer wording, accessed Oct. 13, 2026). The property address on the site is 4714 N. Flagler Drive, West Palm Beach, FL 33407; the sales gallery and showroom address is 250 N. Olive Avenue, West Palm Beach, FL 33401.

A developer press page dated April 15, 2025 (“Alba Palm Beach Tops Off In West Palm Beach, Completion Expected In Early 2026”) states that construction has topped off on a 22-story waterfront condominium at that Flagler address in West Palm Beach’s Northwood neighborhood, that the project will yield 55 luxury residences, and that completion is scheduled for early 2026. The same page names Spina O’Rourke + Partners for design and lists residence features that include Italian kitchens by Italkraft, Sub-Zero and Wolf appliances, and floor-to-ceiling hurricane-impact glazing. A later developer press page dated August 17, 2026 (“Alba Palm Beach Grand Opening”) describes a grand opening for the project and repeats the 55-unit, 22-story description; that page also prints residences beginning at $2.5M, which differs from the homepage’s “just under $3M” line — both are developer wording; confirm current pricing with the sales gallery.

TBC (not published on the developer pages we read Oct. 13, or not used here):entry $/SF; deposit schedule; a full current price sheet; inventory count by line; any absorption or sold-percentage figure. We do not print third-party sales claims for Alba.

Our Alba Palm Beach buyer guide remains the place for a longer read; re-check every figure against the developer site before relying on an older guide line.

Suits buyers who want a small Northwood waterfront building near delivery or already past topping-off, and who will treat homepage and press price lines as starting points to confirm — not as a substitute for a current price sheet.

What changed since September

This October edition is built from a fresh Oct. 13, 2026 pull of our New Developments cards and from developer pages for Olara and Alba accessed the same day. Relative to the September luxury condo tracker and the August tracker, the method here is stricter on third-party construction and absorption claims: we do not repeat floor-count, sold-percentage or land-sale figures from outside the cards and the named developer sites.

On the cards themselves, checked Oct. 13, 2026:

  • Mr. C lists from $1.4M, ~$1,100/SF, 146 residences, est. 2027, Sales Launched.
  • South Flagler House lists from $5.7M, 108 residences, est. 2027, Under Construction.
  • Olara lists from $2M–$10M, 275 residences, est. 2028, Sales Launched, $/SF on request.
  • Ritz-Carlton West Palm Beach lists from $3M, ~$1,600/SF, 138 residences, est. 2028, Under Construction.
  • Banyan Tree lists from $1.8M, ~$1,200/SF, 88 residences, est. 2029.
  • Mandarin Oriental West Palm Beach lists from $3.9M, ~$1,800/SF, 87 residences, anticipated opening 2031 per the Mandarin Oriental-dated card line.
  • Edgeworth lists from $5.3M, 190 residences, est. 2029, Pre-Construction.

Alba’s developer press timeline (topped off Apr. 15, 2025; completion expected early 2026; grand opening press Aug. 17, 2026) is the main non-card update to watch beside the September edition: buyers comparing Alba to still-rising towers should confirm whether the residence they want is in remaining inventory or a resale path, and should get that answer from the sales gallery rather than from a tracker row.

No dated developer announcement of a deposit-schedule change for these WPB towers was confirmed for this edition. Use our due diligence checklist and HOA fees guidewhen the exhibits arrive.

HL Real Estate Group can request current price sheets, floor plans, deposit schedules and rental rules for West Palm Beach new developments.

FAQ: West Palm Beach luxury condo tracker, October 2026

Which West Palm Beach new developments does this tracker cover?

It covers Olara and Alba from developer-published pages, plus card-tracked Mr. C Residences, South Flagler House, The Ritz-Carlton Residences West Palm Beach, Banyan Tree Residences, The Residences at Mandarin Oriental West Palm Beach, and Edgeworth. Maison d’Or is excluded. Card figures are as of Oct. 13, 2026.

What does our Olara card show in October 2026?

Our new-developments card lists Olara from $2M to $10M, 275 residences, estimated delivery in 2028, a Sales Launched tag, and pricing on request for $/SF, checked Oct. 13, 2026. The developer residences page, accessed the same day, prints topping off in spring 2027 and completion in 2028.

What can we print for Alba without a card?

Only what the developer publishes. As of Oct. 13, 2026, that includes 55 residences, a Flagler Drive address, starting-price lines on the homepage and press pages, and completion language from the developer’s April 2025 tops-off press. Entry $/SF, deposits and inventory detail stay TBC.

Did card starting prices move since September?

This edition does not compare against a dated September card snapshot, so it reports no price moves. The seven card-tracked towers are shown with the “from” prices and entry $/SF printed on our cards on Oct. 13, 2026. Confirm any residence with the sales gallery, because releases can change without a card edit.

How should buyers use this tracker?

Treat it as a dated roster of published starting points, not as a reservation document. Ask each sales gallery for the current price sheet, floor plans, deposit schedule and rental rules, and have a Florida attorney review the purchase agreement before you sign.
