The approval challenge
City of Fort Lauderdale records identify the site as 201 North Federal Highway under development case UDP-S22081. On March 4, 2025, the City Commission approved a motion selecting a façade design for that already-approved Site Plan Level II application, filed by 201 N Federal Highway, LLC. Naftali Group’s own project page gives the address as 505 NE Second Street. The two addresses refer to the same site, and the city’s record uses the Federal Highway address.
In 2024, the owner of the neighboring Dalmar hotel challenged the City of Fort Lauderdale’s approval of Naftali’s site plan in Broward County Circuit Court. In July 2025, Naftali said the dispute had been resolved and the site was ready for construction once permits were issued, according to Bisnow’s report (reposted on naftaligroup.com). We have not confirmed the court disposition in the Broward docket (as of Oct. 25, 2026).
