Pagani vs Bentley: Miami’s Car-Branded Towers, Compared

By Haute Residence Editorial ·

Miami invented the car-branded condo tower, and two marques are now building here on very different theories: Bentley with a 216-residence beachfront machine in Sunny Isles where the cars ride the elevator home, and Pagani with a 70-residence boutique debut in North Bay Village — the hypercar maker’s first residential project anywhere. Here’s how they compare on what’s published, as of September 2026.

Which car brands have Miami towers — and where?

Bentley Residences rises at 18401 Collins Avenue, Sunny Isles Beach: 63 stories, ~749 feet, 216 residences over 200 feet of private beach, by Dezer Development with Sieger Suarez Architects and Bentley Motors as design partner. Pagani Residences sits at 7940 West Drive, North Bay Village: a 30-story, 70-residence tower by Riviera Horizons — the world’s first Pagani-branded residential building. Full profiles: Bentley buyer’s guide · Pagani buyer’s guide.

How do they compare on price?

Only Bentley publishes: from $5.8M at roughly $2,000/SF (verified August 30, 2026). Pagani is pricing-on-request as of September 2026. That asymmetry is itself information — Pagani is selling scarcity gallery-style, while Bentley is selling a programmed product with lines, sizes and sheets.

Which delivers first — and how firm are the dates?

Bentley, decisively: under construction with a 2028 estimate, versus Pagani’s pre-construction status and TBA delivery. By the readiness logic of our 2027 delivery ranking — where construction stage is the best predictor of a date holding — Bentley carries materially less timeline risk today.

Which holds value better?

Neither tower has resale history yet — both are unbuilt — so any resale claim is projection, not data. The structural arguments: Pagani’s 70 residences make it the scarcer asset in a market where boutique branded buildings are rare; Bentley’s beachfront address and published product program make it the more legible asset to future buyers. Sunny Isles has decades of branded-tower resale precedent as a submarket; North Bay Village is the emerging play.

Is the car-brand premium bigger than the hotel-brand premium?

The honest answer as of September 2026: unpublished pricing at Pagani makes the premium unmeasurable head-to-head — but Bentley’s ~$2,000/SF sits at branded-hotel levels (St. Regis Sunny Isles: ~$2,000/SF, same street) rather than above them. What the car brands sell instead of hotel service is engineering identity — at Bentley, literally the garage in the sky. Hotel-branded towers answer with service infrastructure: compare St. Regis Sunny Isles (174 residences, from $5M, 2028) on the same corridor.

Which buyer does each fit?

Bentley: the collector who wants the cars in the residence, beachfront scale, published economics and a near-term date. Pagani: the scarcity buyer betting early on a hypercar marque’s first tower — 70 residences, boutique island setting, pre-construction terms. Both sit in our Pre-Construction Monthly coverage; deposit mechanics for either are in the escrow guide.

FAQ

What car-branded condo towers are being built in Miami?

Two are in Haute Residence’s September 2026 Development Index: Pagani Residences in North Bay Village (70 residences, pre-construction, pricing on request) and Bentley Residences in Sunny Isles Beach (216 residences, from $5.8M, under construction for 2028).

Which is more expensive, Pagani or Bentley Residences?

Bentley publishes pricing from $5.8M at roughly $2,000/SF as of August 30, 2026. Pagani’s pricing is on request as of September 2026, so a published comparison isn’t possible yet; Pagani’s 70-residence boutique scale positions it as the rarer product.

Which delivers first?

Bentley Residences targets 2028 and is under construction. Pagani Residences is pre-construction with delivery to be announced as of September 2026 — Bentley is materially further along.

Do both towers store cars in the residence?

Bentley does — four patented Dezervator elevators deliver 3–4 cars (up to 7) into in-residence garages of 1,146–1,547 SF. Pagani’s program integrates the marque’s design language throughout the building; published materials as of September 2026 do not specify an in-residence garage system.

Who develops each tower?

Pagani Residences is by Riviera Horizons at 7940 West Drive, North Bay Village — the world’s first Pagani-branded residential tower. Bentley Residences is by Dezer Development with Sieger Suarez Architects at 18401 Collins Avenue, Sunny Isles Beach.

Which fits which buyer?

Bentley suits the collector who wants beachfront scale, published pricing and a 2028 date — with the car collection physically in the home. Pagani suits the buyer optimizing for scarcity: 70 residences, a hypercar marque’s first tower, and a boutique island setting — accepting pre-construction uncertainty.

Do you have to own the car to buy in?

No. Neither project conditions purchase on owning a Pagani or Bentley; the brands set design identity and, at Bentley, the garage engineering.
