The Four Seasons Coconut Grove brochure describes the Grove as a neighborhood “defined by its rich history, intimate scale, and exuberant landscape of trees,” with boutique-lined streets, Biscayne Bay frontage, and proximity to top private schools including Carrollton, Ransom Everglades, and Immaculata–La Salle. South Beach is roughly thirty minutes away; downtown Miami is minutes north; and the Grove’s restaurant scene is anchored by Michelin-recognized Ariete and Los Félix.

For luxury new-construction buyers, the Grove offers something Miami’s denser submarkets cannot: a low-rise, garden-like neighborhood within a major global city. That combination — wellness, waterfront, and village character — is driving the current cycle of luxury condos in Coconut Grove.

Located at 2699 South Bayshore Drive, Four Seasons Private Residences Coconut Grove is a 20-story, 70-residence branded tower developed by Ugo Colombo’s CMC Group and Nadim Ashi’s Fort Partners. Architecture is by Revuelta Architecture International, interiors are by Florentine designer Michele Bönan, and the landscape is by Antwerp-based Wirtz International. Per the developer’s fact sheet, prices range from approximately $7 million to $17 million, with two- to four-bedroom residences spanning 2,025 to 3,975 square feet, plus two penthouses and two upper penthouses. Pricing is set by the developer and is subject to change; buyers should verify with the development team.

Every residence is waterfront, with curved-glass balconies, floor-to-ceiling windows, ceilings of 10’6″ or higher (11’1″ on terraces), Italian travertine flooring, Calacatta and Carrara marble bathrooms, and Molteni&C kitchens with finishes by Bönan. Amenities include a serviced pool deck, a state-of-the-art gym and yoga room, a spa with treatment rooms, Finnish saunas, Jacuzzi and cold plunges (a wellness program the developer calls “The Caesar Experience”), a beauty atelier, a signature first-level restaurant, a residential library, a kids’ area, and full Four Seasons property services. Located at 2835 Tigertail Avenue, THE WELL Coconut Grove is an 8-floor, 194-residence wellness-driven community developed by Terra (founded by David Martin) with AB Asset Management. Architecture is by Arquitectonica, and interiors are by Meyer Davis. Per the developer’s fact sheet, the project is being designed to Florida Green Building Silver Certification standards; certification status should be confirmed with the development team.

Residence types include ground-floor lofts with 22-foot ceilings, select walk-up townhomes with private garden entries, and three- and four-bedroom homes. Interiors feature custom Italkraft cabinetry, Sub-Zero, Wolf and ASKO appliances, a built-in Sub-Zero wine fridge, quartzite kitchen surfaces, and a specialty appliance package. Primary baths offer dual-pressure rain and affusion spa showers, free-standing tubs in select residences, and steam showers in three- and four-bedroom homes. Primary closets include built-in red light therapy.

The amenity program is the project’s centerpiece: a 40,000-square-foot rooftop wellness oasis and a 13,000-square-foot Wellness Club with hyperbaric chamber, communal bath house with steam, sauna, cold plunge and caldarium, Crystal Cave relaxation lounges, EMS and movement studios, IV-therapy Vitality Lounge, functional medicine practice, physical therapy, longevity practitioners, mindful movement studio with healing gong wall, rooftop pool with cabanas, rooftop bar and dining, pickleball, a Fitness Forest, and a Children’s Room. The two projects are often discussed together, but they are answering different buyer questions.

Four Seasons Coconut Grove leans into branded hospitality and waterfront tower living: every residence faces Biscayne Bay, the building is taller and lower-density (70 residences across 20 stories), and the buyer is paying for Four Seasons service standards, Surf Club Private Membership privileges (subject to approval), and the credibility of a CMC Group / Fort Partners development team with decades of South Florida delivery history.

THE WELL Coconut Grove leans into wellness as infrastructure. The building is a boutique-height eight stories with 194 residences, a coral-stone façade nodding to historic Coconut Grove architecture, and an unusually deep wellness offering. THE WELL fact sheet does not describe waterfront frontage or direct Biscayne Bay views; buyers seeking bay-front living should confirm view exposures by floor plan with the development team.

What Buyers Should Compare Before Choosing a Coconut Grove New Development

Sophisticated buyers compare ten variables before signing a reservation — and the answers can vary meaningfully even between projects in the same neighborhood.

Pricing and floor plans. Four Seasons Coconut Grove is publicly priced from $7M to $17M for two- through four-bedroom residences, with penthouses priced separately and not specified in the fact sheet. THE WELL Coconut Grove pricing should be requested directly. Pricing on luxury new construction is dynamic.

Developer track record. CMC Group’s portfolio includes Bristol Tower, Brickell Flatiron, and Santa Maria. Fort Partners is the developer of Four Seasons Hotel and Private Residences at The Surf Club. Per the developer, Terra has cultivated a portfolio of more than five million square feet of South Florida real estate.

Brand affiliation. Both projects carry licensed brand names — Four Seasons and THE WELL respectively. In both cases, per the project disclaimers, the brand licenses its trademarks; it does not own or develop the building. Buyers should review the offering documents for the precise scope of brand involvement.

Delivery timeline. Completion dates are not published in the fact sheets we reviewed for either project. Buyers should request the latest construction schedule and projected closing window from the development team.

Deposit structure. Four Seasons Coconut Grove’s published structure is 20% with contract and 20% at groundbreaking, with the balance per the offering documents. THE WELL Coconut Grove’s deposit schedule should be confirmed with the development team.

Views and orientation. Four Seasons Coconut Grove is described in marketing materials as all-waterfront on Biscayne Bay. At THE WELL Coconut Grove, view exposures vary by floor and floor plan and should be confirmed unit by unit.

Service model. Four Seasons offers full hotel-style property services and à-la-carte add-ons. THE WELL offers a wellness-led concierge and a global membership network. Both are delivered by separate operating teams under license.

Rental policy. New-development condominiums typically include rental restrictions. Buyers planning to lease should review the condominium documents with their attorney; rental rules vary by project and should be verified with the development team.

Resale considerations. Resale outcomes depend on broader market conditions, unit specifics, and timing. Buyers should not rely on marketing materials as a forecast of investment performance.
