Four new entries, one recorded price reduction

Against the stored October 26 edition, 46 properties carry over and four enter this week’s Top 50:

  • 1008 Links Dr, Miami Beach, FL 33109: No. 22, asking $39,500,000.
  • 3681 Flamingo Dr, Miami Beach, FL 33140: No. 24, asking $37,500,000.
  • 9001 Collins Ave #S-301, Surfside, FL 33154: No. 41, asking $27,900,000.
  • 1374 S Venetian Way, Miami Beach, FL 33139: No. 44, asking $26,000,000.

The four addresses leaving the ranking are 10203 Collins Ave #2801 in Bal Harbour, 6893 Fisher Island Dr in Miami Beach, and 300 N Biscayne Blvd #Penthouse 401 and #Penthouse 301 in Miami. An exit means only that an address is absent from this week’s Top 50; it does not establish a sale or withdrawal.

The one recorded price change among returning properties is at 4521 Pine Tree Dr in Miami Beach. Its ask fell from $42,500,000 to $39,995,000, a $2,505,000 reduction, or 5.89%. The entry threshold rose from $24.2 million in the October 26 list to $24.995 million this week.

Miami Beach accounts for 28 of the 50 properties

Miami Beach represents 56% of the ranking, with 28 entries. The source labels eight properties as Miami and six as Coral Gables. Surfside has three; Key Biscayne and Sunny Isles Beach each have two; Bal Harbour has one. These are counts within the captured ranking, not measures of each city’s complete luxury inventory.

By source property type, the edition includes 32 single-family homes and 18 condominiums. It is a mixed residential asking-price ranking, rather than a condo-only or waterfront-only list.

Reading the size and price-per-square-foot figures

Interior area and asking price per square foot are available for 46 of the 50 properties. Among those 46, average interior area is approximately 9,331 square feet and average asking price per square foot is $6,070.17. Four missing size records are excluded from those averages rather than treated as zero.

The source does not supply verified waterfront status, year built or listing-agent names. We have not inferred those facts from an address or image. The report also withholds one zero-bathroom source value pending verification, rather than treating it as a confirmed property characteristic.

How to use this week’s Haute 50

The November 2 pack was captured at 12:14:06 UTC from the named Miami-area for-sale research markets, using a $5 million minimum and then ranking the highest supplied asking prices. It is a research sample, not an exhaustive countywide inventory, and availability may have changed after capture.

Use the ranking to compare the properties and asking-price tiers that appear in this edition, not as evidence of completed sales, negotiated prices or investment returns. The weekly comparison is against the October 26 snapshot from the same research series.
