Miami's ultra-prime market is a market of islands and causeways, of branded penthouses stacked above Collins Avenue and gated peninsulas that trade once a decade. This page holds all of it still: the 50 most expensive homes currently for sale across Miami-Dade, ranked by asking price, with a combined value of $2,412,344,000.

The 50 listings carry a combined asking value of $2,412,344,000. The average is $48,246,880 and the median $36,625,000. 4 listings ask $100,000,000 or more; 13 ask $50,000,000 or more. The top 10 alone account for $988,000,000, or 41% of the ranking's total value.
Entry begins at $24,995,000, against a ceiling of $237,000,000. By property type the ranking splits 27 single-family homes, 22 condominiums, 1 land. Miami Beach leads the geographic mix with 11 listings (22%), followed by Venetian Islands 7; Fisher Island 6; Downtown 5; Key Biscayne 4; Palm/Hibiscus Island 3.
37 of 50 listings (74%) carry a confirmed waterfront designation, with 12 listings not publishing the field. The average listing measures 8,749 square feet and asks $5,981 per square foot.

The waterfront estate pairs 11,528 interior square feet with a 2.38-acre parcel on one of Key Biscayne's most protected stretches — the rare combination of scale, privacy and shoreline that produces a nine-figure number with a two in front of it.

The highest-priced new-construction residence in the ranking, completed in 2025 on a 32,000-square-foot Venetian Islands lot. Nine bedrooms and nine-and-a-half baths across 10,791 square feet make it the most bedroom-dense listing in the top five, and its 2025 delivery date puts it among the newest inventory at this price point.

Brickell's only entry in the top 50, and an instructive one. At 5,705 square feet it is among the smaller residences in the top 10, yet it asks $110 million — the second-highest price per square foot in the ranking. The value here is 1.61 waterfront acres on Brickell Avenue, a parcel with essentially no comparable supply.

North Bay Road remains Miami Beach's most durable ultra-luxury corridor, and this seven-bedroom waterfront residence is its current high-water mark. Ten thousand two hundred and fifty square feet at $100 million makes it the fourth and final nine-figure listing in Miami today.

Apogee has anchored the South of Fifth market since it opened, and this 9,049-square-foot penthouse is the building's marquee offering. Five bedrooms and floor plates of this scale are close to unrepeatable in South Beach, where the developable land ran out long ago.

The single largest residence in the ranking at 19,868 square feet — nearly 4,000 square feet more than anything else on the list, and more than double the average. Seven bedrooms and ten-and-a-half baths inside the Aston Martin Residences triangle at the mouth of the Miami River. Its $3,775 per square foot is, remarkably, below the ranking's average.

The highest-priced listing north of Miami Beach proper, and the stronger of two Oceana Bal Harbour units in the top 50 — unit 2701 also appears at #22. Nearly 9,000 square feet of oceanfront condominium in a building that has consistently set the Bal Harbour benchmark.

One hundred feet of water frontage on La Gorce Circle, with 8,805 square feet arranged across seven bedrooms. La Gorce Island's combination of guard gate, deepwater access and proximity to both the beach and the causeways keeps it in permanent short supply.
Palm/Hibiscus Island · Single-family · 9 bd / 11.5 ba · 15,132 sq ft
The largest single-family residence in the top 10 at 15,132 square feet, with nine bedrooms and eleven-and-a-half baths on Palm Island. Palm and Hibiscus place three listings in the top 50 — 130 Palm Avenue is the flagship, and the only one to reach the top 10.
Miami Beach leads the geographic mix with 11 of the 50 listings (22%), spread across North Bay Road, La Gorce, Atlantic Way, Collins Avenue and South of Fifth. The Venetian Islands follow with seven (14%) — San Marino, Rivo Alto, Di Lido and North and South Venetian Way each contributing — and Fisher Island places six (12%), split between the island's single-family residences and its condominium buildings.
Those three areas alone account for 24 of the 50 listings, nearly half the ranking. Add Downtown Miami's five (10%) and Key Biscayne's four (8%), and five geographies account for two-thirds of Miami's ultra-prime for-sale inventory.
The remainder distributes thinly and tells its own story: Palm/Hibiscus Island, Sunny Isles Beach, Surfside and Bay Point contribute three apiece; Bal Harbour two; and Brickell, Coconut Grove and Belle Meade one each. Coconut Grove's sole entry — 3305 S Moorings Way, 14,720 square feet at $29.5 million — carries the lowest price per square foot in the entire ranking at $2,004, a reminder that the Grove still prices differently from the barrier islands.
Twenty-two of the 50 listings are condominiums, against 27 single-family homes and one land offering. What is notable is how concentrated the condominium tier has become around branded and design-led buildings: Aston Martin Residences, Waldorf Astoria Residences Miami, Porsche Design Tower, The Estates at Acqualina, Fendi Chateau Residences, Baccarat Residences, Una Residences, The Perigon, The Delmore, Oceana Bal Harbour, Turnberry Ocean Club, Apogee, Portofino Tower and Edition Miami Beach Residences all appear.
Two buildings place two units each in the top 50 — Oceana Bal Harbour (#8 and #22) and The Delmore in Surfside (#20 and #34) — while Waldorf Astoria Residences Miami places two penthouses at an identical $50,000,000 (#12 and #13). At the top of the condominium market, the building name is doing measurable work on the price.
