Miami-Dade Hits 194 $10M+ Home Sales Through August, on Pace for a Record

Miami-Dade recorded 194 home sales of $10 million or more through August 2026, according to MIAMI REALTORS® + RWorld. That is already 14.1% above the 170 recorded in all of 2025. At the current pace, the association projects about 291 by year-end, which would top the county’s 2021 record of 230.

What did MIAMI REALTORS® report?

The figures come from August 2026 statistics released Sept. 16 by MIAMI REALTORS® + RWorld and compiled with the MIAMI MLS and BeachesMLS. The release was distributed by PR Newswire; KeysNews separately reported the record pace on Sept. 24.

“Miami and South Florida continue to break real estate records,” Alfredo Pujol, Chairman of the Board for MIAMI REALTORS® + RWorld, said in the release. “A banner year even with elevated mortgage rates.”

“From Miami to Palm Beach, properties in great locations with water views are selling at top dollar. This is a great time for Miami, as innovative projects and new developments are changing our landscape and demanding top dollar,” said Seth Semilof.

Is the whole Miami-Dade market this strong?

No. The same release shows a more mixed picture in August 2026:

The association attributed the decrease in total sales to “elevated mortgage rates and lack of inventory in certain price points.” Freddie Mac’s 30-year fixed-rate mortgage averaged 6.67% in August and stood at 7.17% on Sept. 15, according to the release. Meanwhile, condo sales near the $500,000–$600,000 median price range rose 32% year over year.

UBS’s Global Real Estate Bubble Index 2026, released Sept. 22, said Miami—ranked highest for bubble risk in the previous two editions—had fallen back into the elevated-risk category. UBS cited affordability pressures and high borrowing costs, while noting that migration from higher-cost U.S. states and sustained luxury-market activity continue to support prices.

Why cash matters at the top

MIAMI REALTORS® says 82% of Miami’s $1 million-and-up condo sales were all-cash in 2025. In August 2026, cash sales represented:

  • 37.8% of all Miami closed sales, up from 35.6% a year earlier
  • 50.5% of existing condo sales
  • 24.2% of single-family transactions

Cash buyers are less directly exposed to mortgage-rate changes. Their presence at the top end helps explain how $10M+ sales can rise even as overall monthly sales soften.

What does the 194 figure leave out?

New construction. MIAMI REALTORS® notes that the MLS totals do not include South Florida’s new-construction, pre-construction and condo-conversion sales because they are largely not reported in the MLS. Different methodologies. Haute Residence’s monthly Market Reports track recorded residential closings of $3 million or more in Miami-Dade and Palm Beach counties using ATTOM deed records and press-verified deals.
