Ken Griffin Closes Estimated $1.1B Mana Wynwood Deal for Carnegie Mellon Miami: What Wynwood and Edgewater Buyers Should Know

Ken Griffin has closed on his purchase of Mana Wynwood from Moishe Mana for an estimated $1.1 billion, The Real Deal reported on Sept. 30, 2026. The site is slated to become Carnegie Mellon University Miami, a 35-acre campus that the university says will support more than 3,500 students, nearly 300 faculty and more than 600 staff, with construction slated to begin in 2027 and graduate enrollment planned for 2028, pending regulatory approvals. For Wynwood and Edgewater condo buyers, it puts a major research university next door, though no source has yet put numbers on what it means for housing.

What closed, and what Carnegie Mellon plans

According to The Real Deal, the deal had been in the works for well over a year. The $1.1 billion figure is TRD’s estimate; neither Carnegie Mellon’s announcement nor the Miami Herald’s coverage states a purchase price. Mana Wynwood, at 318 NW 23rd St., is anchored by a convention center that hosts events including the III Points music festival, per TRD. The Miami Herald reports that Mana bought the convention-center property in 2010.

Carnegie Mellon announced on Sept. 30 a gift of more than $3 billion from Griffin, including $2 billion to launch Carnegie Mellon University Miami and $1 billion for its Pittsburgh campus.

Per the university, the Wynwood campus is expected to support more than 3,500 undergraduate, master’s and Ph.D. students, nearly 300 faculty and more than 600 staff. Construction is slated to begin in 2027. The current plan, pending regulatory approvals, is to begin enrolling graduate students in 2028, with the first undergraduate class arriving in 2032. The Real Deal reports that the campus will include industry research labs and venture studios. Griffin and CMU President Farnam Jahanian told the Herald it will be a “sister” or “peer” campus rather than a satellite.

What it means for Wynwood and Edgewater condo buyers

Here is what the reporting supports, without forecasting prices or rents:

  • A large, long-term institutional anchor. At full build-out, the university’s figures add up to thousands of students, faculty and staff on one Wynwood site. The ramp is gradual: graduate students first in 2028, undergraduates in 2032.
  • Student housing is planned. Jahanian told the Miami Herald that plans for the area include dormitories for students. The number of beds and their location have not been disclosed, so it is not yet clear how much demand will reach the private rental and condo market.
  • Griffin is already a Wynwood owner. He partnered with Goldman Properties earlier this year to buy the 545 Wyn office building at 545 NW 26th St. for $181 million, per the Herald. The Herald also notes that Amazon reportedly signed a lease for more than 75,000 square feet of Wynwood office space last year.
