Fouquet’s Hotel & Residences Miami Design District Files Permits at 3995 N. Miami Ave.

Demolition, site-work, phased vertical and master construction permits have been filed with the City of Miami for Fouquet’s Hotel & Residences Miami Design District at 3995 N. Miami Ave., Florida YIMBY reported Oct. 22, 2026. The city’s issued-permit dataset showed no new building permit at that address as of Oct. 22, 2026.
Fouquet’s Hotel & Residences Miami Design District has moved from approvals into permitting. Here is what City of Miami records show, what the official project site publishes, and what a permit filing does and does not mean for a buyer.
The filings
Florida YIMBY reported on Oct. 22, 2026 that City of Miami filings for the site include multiple demolition permits, a phased vertical construction permit, a site-work permit and a master construction permit. It said the vertical, site-work and master permits remain pending approval. The city’s public permit dataset does not yet show these filings, and Haute Residence prints no permit numbers or filing dates for them. That is the only outlet-reported fact on this page.
What the city’s permit records show
We checked the City of Miami Building Department’s public “Building Permits Since 2014” dataset (last refreshed Oct. 22, 2026, 9:03 AM ET; queried Oct. 23, 2026). It lists issued permits, not pending applications.
| City of Miami record, 3995 N. Miami Ave. | Detail | Source (as of) |
|---|---|---|
| New-construction or demolition permits issued in 2026 | None listed | City of Miami Building Permits Since 2014 (Oct. 22, 2026) |
| Permits on file at the address | 3, all from 2022, all still “Active” | Same dataset (Oct. 22, 2026) |
| BD22002656001F001 | Fire pump; issued Feb. 22, 2022; $40,000 declared cost | Same dataset (Oct. 22, 2026) |
| BD22002722001E001 | Fire pump/controller replacement (electrical); issued March 7, 2022; $2,540 | Same dataset (Oct. 22, 2026) |
| BD22002722001F001 | Fire pump and jockey pump; issued April 7, 2022; $2,540 | Same dataset (Oct. 22, 2026) |
| Zoning | T5-O (Miami 21) | Same dataset (Oct. 22, 2026) |
The 2022 permits are maintenance work on the existing building, not the new towers. Pending applications sit in the city’s iBuild system, which does not publish them in the open dataset, so permit numbers and filing dates for the new filings are not yet confirmed from a city record. Issued permits, when they come, should appear in the same dataset.

What a permit filing means for a buyer
- Filed is not issued. Construction permits that are pending approval do not authorize vertical work. Watch for issued permits in the city dataset and ask for the completion date stated in the purchase contract. Our delivery-risk guideexplains how we read construction status.
- Demolition comes first. Demolition permits must be issued before site clearing and foundations.
- Deposits. Get the deposit schedule and escrow terms in writing; see our guide to Florida pre-construction deposits.
