Palm Beach County's village by the sea — a walkable downtown and a low-rise oceanfront, with the county's smallest buildings and one of its busiest streets.

Delray Beach is a two-part condominium market. Downtown, within a few blocks of Atlantic Avenue and the Pineapple Grove Arts District, the stock is boutique and recent: 111 First Delray, 236 Fifth Avenue, The Astor, City Walk and Ocean City Lofts, with Ónix Residences at 318 SE 5th Avenue now under construction. East of the Intracoastal, South Ocean Boulevard runs south from Atlantic Avenue past a row of mostly 1960s–1980s oceanfront and near-ocean buildings — Windemere House, Banyan House, Ocean Place, Costa Del Rey, Delray Beach Club, Coastal House — joined since 2021 by the two smallest new oceanfront buildings in the county, Ocean Delray and 1625 Ocean. Downtown boutique, beachside low-rise

Delray Beach's downtown buildings are almost all five storeys or fewer, and most date from 2003 onward: Atlantic Grove (2003), Ocean City Lofts (2005), City Walk (2006), The Astor (2010), 111 First Delray (2019), 236 Fifth Avenue and Cove 4 (2020). The beachside row is older and larger: Barrton, Barr Terrace and Banyan House are the tallest buildings in the market at 11–12 storeys, while the 2021–2023 arrivals Ocean Delray (19 residences) and 1625 Ocean (14 residences) are the smallest oceanfront condominiums built anywhere in the county in a decade. Delray Beach vs. its neighbours

Between Boca and Palm Beach

Boca Raton, immediately south, has the larger oceanfront towers and a downtown pipeline of branded boutique buildings; Delray trades that for a walkable main street and smaller, lower buildings at a lower entry price for oceanfront square footage. Palm Beach and West Palm Beach, half an hour north, are the county's price ceiling and its new-construction market respectively.

With a fully built-out beachfront and a low-rise downtown, Delray adds condominium supply a few dozen residences at a time — Ocean Delray, 1625 Ocean and now Ónix are each under thirty homes. That keeps the market boutique and keeps new product scarce; the older South Ocean Boulevard buildings carry most of the market's turnover, and the handful of new deliveries set its top end.
