Pompano Beach New Developments: The 2026 Guide to Waldorf Astoria, Ritz-Carlton, Armani/Casa and W

Haute Residence tracks four branded oceanfront projects in Pompano Beach. The Ritz-Carlton Residences lists estimated delivery in Q4 2026, Waldorf Astoria Residences (92 residences) 2027, Armani/Casa Residences (28 residences, one per floor) 2028 and W Pompano Beach Hotel & Residences (77 residences plus 296 hotel suites) 2029, per our new-developments cards as of October 16, 2026.

Pompano Beach sits on Broward County’s Atlantic coast, and four hotel- and design-branded residential projects are rising along its stretch of Ocean Boulevard. This page is our hub for that roster. It records what each project’s new-developments card and project page publish on size, timing and price as of October 16, 2026, adds the dated developer statements we could verify, and lists the documents to ask for before you reserve. Each project has its own page with full specifications, linked below. Specific-unit prices and availability are always to confirm with the sales gallery.

HL Real Estate Group can request current price sheets, floor plans, deposit schedules and rental rules for The Ritz-Carlton Residences, Pompano Beach, Waldorf Astoria Residences Pompano Beach, Armani/Casa Residences Pompano Beach and W Pompano Beach Hotel & Residences.

Pompano Beach at a glance

The City of Pompano Beach was incorporated in 1947 and covers approximately 24.59 square miles, according to its Annual Comprehensive Financial Report for the fiscal year ended September 30, 2025. The same report places the city in Broward County, between Palm Beach and Miami-Dade counties, and says it offers 3 miles of shoreline along its public beach. The city’s report also notes that Pompano Beach is locally known as the “dive capital” of Broward County, a nod to the reefs offshore.

Our project pages place the South Ocean Boulevard sites about 8 miles north of Fort Lauderdale, about 15 miles south of Boca Raton and about 40 miles north of Miami Beach. Waldorf Astoria and W sit directly on the sand, per our project pages, and The Ritz-Carlton runs from the ocean across to the Intracoastal Waterway. Armani/Casa sits farther north, on North Ocean Boulevard near the Hillsboro Inlet. For the wider county picture, see our Fort Lauderdale market page, and for the next oceanfront town to the north, our Rosewood Residences page on the Hillsboro Mile.

The New Downtown, inland. Away from the beach, the city is redeveloping its downtown core. In a July 30, 2026 press release, the City of Pompano Beach and its Community Redevelopment Agency said they had selected Suffolk to build a new City Hall and parking garage, in partnership with master developer RocaPoint Partners (RP Pompano, LLC). The city calls the civic project the anchor of its New Downtown, a $2 billion mixed-use development with 4 million square feet of retail, residential, office, hotel and civic uses. The Pompano Beach CRA’s Downtown Pompano Beach site says the $2 billion is the value of the downtown at full buildout, with a city contribution of about $200M and private investment estimated at $1.8B, and that civic Phase I, including the new City Hall, is targeted for completion by 2034.

For a buyer on Ocean Boulevard, treat the New Downtown as long-term context rather than a near-term amenity. The four branded towers are private oceanfront projects with their own timelines.

The branded oceanfront roster

Our new-developments board lists four Pompano Beach projects, each tagged branded and waterfront. Here is what each card and project page publishes, in order of estimated delivery.

The 32-story Beach Tower sits on 250 linear feet of oceanfront. Across the property, the 14-story Marina Tower faces the Intracoastal and has a private 13-slip marina sold only to owners. Luis O. Revuelta designed the towers, Piero Lissoni handled the interiors and landscape concept, and The Ritz-Carlton Hotel Company manages and staffs the property. Residents in both towers share a private Beach Club and Yacht Club. Our Ritz-Carlton Residences, Pompano Beach guide covers the club program in more depth.

Nichols Architects designed the building in collaboration with KORA Architects, with interiors by BAMO. Owners have a 20,000-square-foot pool deck, a 12,000-square-foot interior amenity program and the option to buy one of 19 resident boat slips. In a May 1, 2026 release, Hilton, Related Group and Merrimac Ventures announced that the tower had topped off with more than 85% of residences under contract and completion slated for summer 2027.

Delivery timeline: 2026 to 2029

The four projects are spread across four calendar years, so a buyer can choose between a near-term move-in and a longer build. Dates below are card estimates as of October 16, 2026, with dated developer statements where we found them.

Project Card delivery (Oct 16, 2026) Status Dated developer statement
The Ritz-Carlton Residences, Pompano Beach Est. delivery Q4 2026 Near Completion (card) None found confirming completion or first closings as of Oct 16, 2026
Waldorf Astoria Residences Pompano Beach Est. completion 2027 Topped off (May 1, 2026 release) Topped off; completion slated for summer 2027 (Hilton and developers, May 1, 2026); developer website reads “Delivering Summer 2027”
Armani/Casa Residences Pompano Beach Est. delivery 2028 Limited Availability (card) None found
W Pompano Beach Hotel & Residences Est. delivery 2029 Pre-Construction (card) None found

An estimated delivery date is a planning target, not a closing date. Your purchase agreement sets the dates that bind the developer and the buyer, and in a two-tower project such as The Ritz-Carlton, closings can be scheduled tower by tower. Ask each sales gallery where the building stands against its next construction milestone and how closings will be sequenced.

Residence counts and scale

The four projects differ more in scale than in location. Counts below come from our cards and project pages as of October 16, 2026.

  • Armani/Casa Residences: 28 residences, one per floor, in two 19-story towers.
  • Waldorf Astoria Residences: 92 residences in one 28-story tower on two oceanfront acres.
  • W Pompano Beach Hotel & Residences: 77 private residences plus 296 furnished hotel suites in one 24-story tower.
  • The Ritz-Carlton Residences: two towers, a 32-story Beach Tower and a 14-story Marina Tower. Published residence counts differ between our card and other sources, so we do not list a total here; ask the sales gallery for the current count by tower.

Ownership model. W is the only one of the four whose project page lists condo-hotel suites alongside private residences. If you are weighing a suite, ask for the rental program terms and the hotel operator’s role in writing.

Boating. The Ritz-Carlton’s Marina Tower has a private 13-slip marina sold only to owners, and Waldorf Astoria offers 19 resident boat slips for purchase plus a courtesy dock. Neither the Armani/Casa nor the W project page lists boat slips; Armani/Casa lists wet storage for kayaks, paddleboards and watersport gear.

Published entry prices. W from $840K (card) and Waldorf Astoria from $2.71M (card). The Ritz-Carlton and Armani/Casa list pricing on inquiry. None of the four project pages publishes a price per square foot, so we do not publish one here.

Documents to request before reserving

Ask for documents rather than descriptions, and check the date on each one.

  1. A dated price sheet and availability list. Published starting prices move. The date on the sheet matters as much as the number, and specific-unit pricing is always to confirm with the sales gallery.
  2. The deposit schedule and escrow terms. Our project pages summarize two published schedules from developer fact sheets: Waldorf Astoria lists 20% at contract, 10% at groundbreaking, 5% at topping-off and 65% at closing, and W lists 15% at contract, 15% at groundbreaking, 5% at topping-off and the balance at closing. Waldorf Astoria has already topped off, so ask how a contract signed now bills milestones that have passed. Our guide to pre-construction deposits in Florida explains how deposits are held.
  3. The condominium documents. The developer disclaimers on our Waldorf Astoria and Armani/Casa pages refer buyers to the documents required by Section 718.503, Florida Statutes. Ask for the full set, including the declaration and the estimated operating budget.
  4. Rental rules. Ask each association for its leasing restrictions in writing. At W, ask how the condo-hotel suites and the private residences differ in rental terms.
  5. Carrying costs. Ask for budgeted association fees and get an insurance quote early. Our HOA fees guide covers what to budget.
  6. Extras priced separately. Boat slips at Waldorf Astoria are sold separately, and The Ritz-Carlton’s slips are sold only to owners. The Waldorf Astoria, Ritz-Carlton and W project pages note that some services carry added fees.
  7. The closing timeline. Ask for the current schedule for your building or tower, and how much written notice the contract requires before closing.
