The Real Deal is the only outlet we use for this story, and only for the $463 million figure and the parties to it. We are not printing presale share, remaining-unit pricing or per-tower unit counts. We could not find the Oct. 26 release itself on the developers’, lender’s or wire sites as of Oct. 27, 2026, and reports of it disagree on how the residences split between the two towers.

The appraiser’s land-use code reflects the parcel’s status on the tax roll, not the construction under way. The legal description refers to a second folio (31-2202-003-0115). We have not yet found the new mortgage in Miami-Dade Official Records. A recording can trail a closing.

Why the loan matters to a buyer

A construction loan funds the work between deposits and closing, so it is one of the signals of completion risk. Before you sign, ask the sales team which tower your residence is in, the estimated completion date for that tower in the contract, and how your deposits are held. Our guide to pre-construction deposit structures explains the common schedules.
