Pinecrest Luxury Home Sales Reached $203.7 Million in Q3 2026

Pinecrest recorded $203.7 million in residential sales at $2 million and above during the third quarter of 2026, with 47 transactions and a median price of $3.375 million. Every qualifying sale in the dataset was a single-family home.

The findings come from the Haute Residence Pinecrest Luxury Market Report for Q3 2026, which brings the quarter’s recorded transactions, pricing measures and a separately dated inventory snapshot into one publicly accessible research page. The report covers July 1 through September 30 using the sale-date field in a deed-derived source, with a $2 million minimum and a Pinecrest locality filter within ZIP code 33156.

A $3.375 million median, not a $4.3 million typical sale

The quarter’s $203,713,700 in recorded volume translates to an average sale price of $4,334,334. The median was materially lower, at $3,375,000. That distinction matters: the average is influenced by the largest transactions, while the median identifies the midpoint of the recorded sale prices.

Eleven sales reached at least $5 million, including two at $10 million or more. The highest recorded transaction was $17.5 million at 13291 Old Cutler Road. Together, those figures describe a market with a substantial upper tier, but they do not make the average an appropriate starting valuation for every home.

For a buyer evaluating an individual property, the relevant next step is a closer comparable set: homes with similar interior size, condition, land characteristics and location. A market-wide median provides context; it is not an appraisal.

What the $931-per-square-foot figure measures

The report’s recorded-sale price per square foot is $931. It is calculated by dividing the full $203,713,700 in eligible sale value by 218,748 square feet of recorded interior space across all 47 sales.

This is a volume-weighted calculation, not a simple average of 47 individual price-per-square-foot figures. Each square foot contributes equally to the combined measure, rather than a small home and a large estate each receiving equal weight as one observation.

That makes the calculation reproducible, but it does not eliminate differences among the properties. A buyer should still investigate why a particular home sits above or below the aggregate, rather than treat $931 as a universal pricing rule.

Twenty listings in the October 14 snapshot

The report also includes a separate inventory snapshot taken on October 14, 2026. On that date, 20 Pinecrest properties were listed at $2 million or more, with a combined asking price of $121,304,400 and a median asking price of $5,629,500.

The weighted asking price was $1,126 per square foot, calculated from the 18 of those 20 listings with recorded interior size. The other two listings were excluded from that calculation, not from the inventory count.

These are October 14 observations, not a claim about availability on November 1. The higher asking measures also do not establish a negotiation discount or a change in home values: the properties offered for sale were a different group from those recorded as sold. Asking prices and transaction prices answer different questions.

Why the deed-based count is not an MLS closing count

The research uses an ATTOM recorded-deed sale snapshot filtered to Pinecrest locality and ZIP code 33156. The source’s “Sale Date” field has not yet been confirmed as a closing, deed or recording date. Transactions recorded late can also enter the public record after the original extract.

A separate comparison with MLS records found 40 of the 47 transactions matched by address and price, two matched by address only, and five had no MLS match. Ten MLS closings at $2 million or more within the same dates did not match the deed-derived set. Those differences remain unresolved; they do not establish that a transaction was off-market.

Likewise, this is the first Pinecrest quarter in the series. Without a like-for-like prior quarter, the report does not claim prices rose, sales slowed or demand accelerated. Its value is a documented baseline that later editions can build on.

Use the report as a starting point for property-level research

For owners, the report provides a transparent reference for the quarter’s transaction range and pricing distribution. For buyers, it separates recorded outcomes from seller expectations and makes the underlying sale list available for closer review.
