Inside Kempinski Residences Miami Design District: New Renderings Reveal Europe’s Oldest Luxury Hotel Brand’s First U.S. Residential Bet

The Miami Design DistrictTM has spent two decades transforming into one of the world’s most internationally recognized retail and cultural corridors. But until now, it had not been home to a branded residential tower from a global hospitality name, and Kempinski Residences Miami Design District changes that. It marks the first-ever U.S. residential project from Kempinski Hotels, a brand with over 150 years of European hospitality heritage. 

The Buildings: Two Towers, One Sky Bridge

The development comprises two 23-story towers at 3801 and 3883 Biscayne Boulevard, connected by a fourth-floor amenity bridge, an architectural move that ties the buildings into a single resident experience rather than two separate addresses sharing a name. The towers will house 128 residences, 18 guest suites, and six townhomes with prices starting at $3.7 million.

The layout reflects an innovative design decision to spread the project’s resort-style program across the two towers, including twin pool decks, a dedicated yoga lawn, and a landscaped pedestrian alley connecting the towers via the bridge above. 

A European Hospitality Standard, Translated

Kempinski’s decision to debut its U.S. residential presence in Miami is intentional. The city has spent the past several years establishing itself as a global gateway, drawing ultra-high-net-worth buyers who once defaulted to New York or California for their U.S. real estate. ISG World, the sales team behind the project, has pointed to strong international buyer demand from Latin America, the Middle East, and Turkey, proving that Miami has become a genuine landing point for global capital, not a seasonal market or a secondary stop behind New York or L.A. 

The project’s design team was assembled to translate Kempinski’s hospitality pedigree into a residential format: architecture by Arquitectonica, interiors by Rockwell Group, and landscape design by Enea. Inside, primary suites open onto spa-style bathrooms with freestanding tubs positioned toward Biscayne Bay, while kitchens are finished in waterfall marble with bay-facing islands. The details point to a simple ambition: that full-time residents should have access to the same intimacy and service standards as Kempinski hotel guests, without leaving their homes.
