Hillsboro Beach Luxury Real Estate: The Hillsboro Mile and Rosewood Residences

By Haute Residence Editorial ·

Hillsboro Beach, which the town calls Florida’s “Magnificent Mile,” is a narrow Broward County peninsula about 3 miles long and about 900 feet wide at its widest, with an official population of approximately 2,000, per the town. The new development we track there is Rosewood Residences Hillsboro Beach: 92 residences, estimated delivery 2027, per our new-developments card.

Hillsboro Beach is a small Broward County town between the Intracoastal Waterway and the Atlantic. This page is the evergreen reference for the town: what its own website says about its size and character, what the town record shows for the one new development on its main road, and what to ask for before reserving. Dated market data lives elsewhere, and we link to it below rather than repeat it.

Florida’s “Magnificent Mile”

The Town of Hillsboro Beach titles its About page “Florida’s Magnificent Mile.” The page says the town is on a narrow peninsula between the Intracoastal Waterway and the Atlantic Ocean, with its southern boundary marked by the Hillsboro Inlet and the historic Hillsboro Lighthouse. The town’s total length is about 3 miles, and at its widest it is only about 900 feet, according to the same page.

One road. The town says it has only one road, running north-south for its entire length, with views of large estate homes and beachside condominiums. Confirm access, parking and guest rules for any specific building in its documents.

The lighthouse. The Hillsboro Lighthouse is one of the town’s most prominent attractions, per the town. Its About page says the light was put into service in 1907, extends 138 feet and is open for tours on a very limited basis through the Hillsboro Lighthouse Preservation Society.

The inlet. At the south end of town, the Hillsboro Inlet gives boats passage between the Intracoastal and the Atlantic, and the town says a marina inside the inlet has a fleet of charter boats for fishing trips and other excursions. The town also says it protects a high concentration of sea turtle nests during nesting season; its website also carries a Sea Turtles Lighting Information page.

Scale and privacy: a town of about 2,000

The town’s official population is approximately 2,000, according to its About page, which adds that the population increases significantly in the winter months as property owners return to occupy their residences seasonally. The same page describes the town as almost exclusively residential: approximately 50 single-family residences, with everyone else living in condominiums, one hotel for visitors and no commercial properties within the town.

Because the town says it has no commercial properties, everyday retail and dining sit outside its limits. Suits buyers who want a residential barrier-island setting and accept that.

How this page differs from our other Hillsboro coverage. Our October 14 comparison of Hillsboro Beach, Highland Beach and Manalapan weighs three towns for a roughly $10M buyer. Our September 2026 market data report holds the dated sales tables, and our Rosewood market guide is a dated news piece. This page stays with town facts and the project record.

What the town record shows. The town’s website lists a “Rosewood Development” page and a land-development page for 1174-1185 Hillsboro Mile. Those pages include a development order for a variance for a 10-story building dated January 11, 2022, a site plan approval dated February 1, 2022, and a rezoning ordinance (ORD 2024-11) for 1174-1185 Hillsboro Mile dated December 3, 2024. These are dated entries on the town’s pages, not a statement of the project’s current status; read the town’s pages for the full record and conditions.
