Related Group and Alta Developers have delivered Casa Bella Residences by B&B Italia, a 56-story, 319-residence tower at 1400 Biscayne Boulevard, and paid off its $240 million construction loan. More than 200 sales have closed, and the building is more than 90% sold, according to The Real Deal and Profile Miami.
Related Group and Alta Developers have completed Casa Bella Residences by B&B Italia in Miami’s Arts & Entertainment neighborhood, The Real Deal reported on Oct. 5, 2026. The 56-story, 319-unit tower stands at 1400 Biscayne Boulevard, immediately north of the Adrienne Arsht Center for the Performing Arts. The developers have paid off their $240 million construction loan, and the projected sellout is $580 million, according to TRD. Profile Miami reported the same day that the tower has been officially delivered, with closings under way. Both outlets describe it as B&B Italia’s first residential project.

Closings, sales and the loan payoff
Closings began in July, property records show, and more than 200 unit sales have closed, developer Nick Pérez told The Real Deal at the tower’s opening party. He also said the developers had paid off the $240 million construction loan, which Cain International provided nearly three years ago, according to TRD.
The sold share differs slightly by source. TRD reports the building is more than 95% sold, according to Related. Profile Miami says more than 90% of the 319 residences, including 10 penthouses, are under contract.

Since closings began, buyers who already own units have been buying a second residence or upgrading, Pérez told TRD, calling it a “great proof of concept.”
Who bought, and what remaining inventory costs
About 60% of buyers are South American and the remaining 40% are domestic, according to The Real Deal. Pérez told the outlet that pricing has risen since sales launched at about $900 per square foot; remaining inventory is now priced at $1,400 to $1,500 per square foot on average. Buyers also had the option to purchase B&B Italia furniture packages, TRD reports.
Short-term rentals are not allowed at Casa Bella, according to TRD, which notes that the tower sits north of downtown Miami’s core, where a number of short-term rental-friendly condo towers have been completed or are planned.
Related and Alta launched sales about five years ago, TRD reports, and an affiliate of Related paid $57.7 million for the site in 2014, records show. Per Profile Miami, the developers broke ground in November 2023, with Coastal Construction as general contractor.
Design team and residences
Arquitectonica designed the tower, with interiors by Piero Lissoni, both outlets report. Per Profile Miami, Lissoni curated the interiors through his firm Lissoni New York, and Enzo Enea designed the landscape. Residences include ITALKRAFT cabinetry and Sub-Zero and Wolf appliances, and every home has two private elevators and a private vestibule with biometric access control, according to Profile.
Profile reports that the 16 residences of the Cielo Collection occupy floors 48 through 51. The 10-residence Penthouse Collection has seven floor plans with 12-foot ceilings and is fully furnished by B&B Italia, with corner residences adding private rooftop terraces, spa pools and summer kitchens. Profile says select homes remain in the Cielo and Penthouse Collections.
“Casa Bella represents a first for a design house that’s spent nearly six decades defining Italian craftsmanship, and we’re proud that Miami is where B&B Italia chose to build it,” said Nick Pérez, President of Related Group’s Condominium Division, per Profile Miami.
Amenities
Casa Bella has two full floors of amenities, according to Profile Miami. They include the 360 Wellness Center, with a fitness hall overlooking the bay, yoga studios, a spa and a beauty salon, plus a private theater, wine cellar, game room, children’s playroom and co-working lounge. Outdoors, an 80-foot lap pool is surrounded by cabanas, a poolside bar and café, a yoga lawn and a pickleball court. A second pool, a rooftop lounge and a private observatory sit on the 56th-floor Sky Pool Terrace.
“This is a neighborhood we’ve believed in for years, long before it became what it is today, and to see it delivered exactly as we envisioned it is what makes this moment matter,” said Raimundo Onetto, Principal & CEO of Alta Developers, according to Profile.
