Terra Group occupies an unusual position in South Florida’s development landscape. Grove at Grand Bay, completed in 2016, brought Danish architect Bjarke Ingels to the Miami waterfront — the twisting tower form became one of the most photographed residential buildings in South Florida. Park Grove, which delivered in phases between 2018 and 2020, brought Rem Koolhaas’s OMA to the design of one of its towers, alongside architect Bernardo Fort-Brescia. The landscaping at Park Grove, by Dutch firm West 8, was instrumental in redefining what South Florida residential outdoor space could be.
These were not marketing exercises. The buildings were architecturally serious and drew buyers who would not have considered Coconut Grove before Terra made it visible. THE WELL Coconut Grove
THE WELL Coconut Grove is Terra’s current major project in the neighborhood — a joint venture with AB Asset Management that broke ground in 2025 with a $410 million construction loan from TYKO Capital. It is Terra’s first explicit wellness-branded project, developed in partnership with THE WELL brand whose New York flagship at Hudson Yards has established the template for integrative wellness residential programming.

Villa Miami

Villa Miami in Edgewater — on Biscayne Bay north of downtown — is Terra’s ultra-luxury non-branded project. Designed by ODP Architects, a Miami architecture firm whose work at this tier is among the most materially serious in the Florida market, Villa Miami starting prices are approximately $5.6M. It competes directly with branded alternatives in the $5M to $10M range on the quality of design and the bayfront setting, without a brand partnership and without the associated service infrastructure and HOA premium.
For buyers who care about architecture more than they care about a hotel brand’s service model, Villa Miami represents the strongest option in the Miami bayfront market in this tier.
The Brickell Key Signal
In April 2026, The Real Deal reported that Terra and Related Group are in negotiations for a $200 million buyout of the St. Louis building on Brickell Key. If completed, this would bring Terra’s design-forward approach to the island setting that Swire’s Mandarin Oriental project is currently defining as ultra-luxury. The combination of Brickell Key’s geography with Terra’s design ambitions would represent one of the more significant developments in South Florida’s next pipeline generation.
