South Flagler House vs Maison d’Or vs Edgeworth: Which South Flagler Waterfront Building Is Right for You?

South Flagler House vs Maison d’Or vs Edgeworth: Which South Flagler Waterfront Building Is Right for You?

Three ultra-luxury condominiums are rising on the same stretch of South Flagler Drive in West Palm Beach, and they are not competing for the same buyer. South Flagler House delivers first — 108 residences by Robert A.M. Stern Architects for Related Ross, from $5.7 million to $29.2 million, in Q3 2027. Maison d’Or is the scarcity play — just 39 residences across 18 stories by Kolter Urban, from $5.8 million to $15 million, in Q4 2028. Edgeworth is the largest and last — 190 residences in two Kohn Pedersen Fox towers by Related Ross and Frisbie Group, from $5.3 million to $35.5 million, in Q4 2029. All three front the Intracoastal. All three sit minutes from the Royal Park Bridge to Palm Beach Island. The decision comes down to three variables: how soon you need keys, how much exclusivity you are buying, and where your price ceiling sits.

The corridor, briefly

South Flagler Drive is West Palm Beach’s most established waterfront address — a historic Intracoastal-front boulevard of brick streets and mature banyan canopy, steps from Palm Beach Island via the Royal Park Bridge and minutes from Worth Avenue, Antique Row, the Norton Museum of Art, and the Kravis Center.

What changed is the capital. New luxury towers on South Flagler have traded at $2,500–$4,000+ per square foot, driven by permanent relocation from the Northeast, financial-sector expansion, and a waterfront supply that cannot be widened. Three buildings now define the top of that pipeline — and they arrive in sequence rather than all at once, which is itself a factor for buyers who care about resale timing.

South Flagler House: the one you can move into first

South Flagler House is under construction and scheduled for Q3 2027 — roughly a year ahead of Maison d’Or and two ahead of Edgeworth. For a buyer relocating on a school calendar or exiting a Northeast property on a fixed timeline, that gap is the entire decision.

It is also the RAMSA building. Robert A.M. Stern Architects’ neo-classical vocabulary, with interiors by Pembrooke & Ives, is the most architecturally conservative of the three — and in this market that has been an asset. Waterfront product with fewer than 150 residences and a RAMSA signature has consistently outperformed on resale. At 108 residences with a $29.2 million ceiling, the building spans a genuinely wide band: an entry buyer at $5.7 million and a penthouse buyer at $29.2 million live in the same lobby.

Best for: buyers who want delivery soonest, prefer traditional architecture, and value an institutional developer with a long Palm Beach County track record.

Maison d’Or: the scarcity argument

Thirty-nine residences. That is the number that matters. Maison d’Or is less than half the size of South Flagler House and roughly a fifth of Edgeworth, and its residences run from approximately 3,000 to more than 10,000 square feet — meaning the building is not simply smaller, it is composed of substantially larger homes.

Boutique low-density waterfront is the hardest product to replicate on South Flagler, because the land to build it on is effectively gone. Developed by Kolter Urban with Perko Development Partners, with architecture by 10 Design and interiors by HBA, Maison d’Or is priced from $5.8 million to $15 million for Q4 2028 delivery.

Note the ceiling. At $15 million, Maison d’Or has the lowest top-end of the three, despite the highest entry price. This is the most uniformly ultra-luxury building of the set — you are not buying into a tower with a wide range of unit tiers. Every neighbour bought at a comparable level.

Best for: buyers for whom exclusivity and unit size outrank delivery date, and who want a building where the resident profile is consistent from floor to floor.

Edgeworth: the widest range and the longest horizon

Edgeworth is the newest to market and the largest: 190 residences across two towers, 32 stories, by Related Ross and Frisbie Group with architecture by Kohn Pedersen Fox. Residences run two to five bedrooms, priced from $5.3 million to $35.5 million, with delivery estimated Q4 2029.

Two things distinguish it. First, the range — a $5.3 million entry and a $35.5 million ceiling is the broadest spread on the corridor, offering the lowest cost of entry to a new South Flagler waterfront building alongside the highest ceiling. Second, the site: Edgeworth reimagines the Family Church grounds with enhanced civic and education facilities, which produces a calmer, more walkable setting connected to downtown dining, Clematis Street, and the Royal Park Bridge.

The trade is time. A Q4 2029 delivery means a longer deposit horizon and a longer wait — but for buyers who are positioning rather than relocating, a later delivery in a supply-constrained market has historically been a feature rather than a cost.

Best for: buyers optimising entry price or reaching for the highest ceiling on the corridor, and who are comfortable with a 2029 timeline.

How to choose, in one line each

  • Need it soonest, want RAMSA? South Flagler House, Q3 2027.
  • Want the rarest building and the largest floorplates? Maison d’Or, 39 residences.
  • Want the lowest entry or the highest ceiling on South Flagler? Edgeworth, $5.3M–$35.5M.

Two of the three — South Flagler House and Edgeworth — are Related Ross projects, which means a buyer comparing them is comparing two products from the same developer at different points on the delivery curve. That is a conversation worth having directly.
