OLIN Palm Beach is OKO Group and Cain’s planned 32-residence condominium at 2720–2730 S. Ocean Blvd. The Town’s Architectural Commission approved it 4–3, with conditions, on June 24, 2026, per its minutes. Demolition is expected to wrap up by the end of October 2026, the Palm Beach Daily News reported. No sales date is listed as of Oct. 24, 2026.

Contractors are clearing the former Ambassador and Edgewater sites on Palm Beach’s South End for OLIN Palm Beach. This page sets out what the Town record, the official project site and one news report say. For the wider island market, see our Palm Beach hub.

The news

Demolition is expected to be finished by the end of October 2026, according to an Oct. 15 construction update reported by the Palm Beach Daily News on Oct. 23, 2026. That is the only outlet-reported fact on this page.

The Town record

The Town of Palm Beach Architectural Commission agenda for June 24, 2026 lists the project as item 5 under Unfinished Business: ARC-24-0090 (ZON-24-0046), “2720 – 2730 S Ocean Blvd. – Edgewater/Ambassador Site.” Per the agenda:

  • The applicants are Palm Beach Edgewater Fee Borrower LLC and Palm Beach Ambassador Fee Borrower LLC.
  • The application covers a “new multifamily, multibuilding residential development on the east and west sides of S Ocean Boulevard,” with five residential levels, a subterranean parking level and rooftop penthouse mechanical equipment.
  • The new buildings replace two existing five- and eight-story buildings on the east side and an existing three-story building on the west side, all to be demolished.
  • The project includes variances for building height, setbacks, building length, lot coverage, maximum fill, rooftop generators and rooftop mechanical equipment, and the Town Council also reviews it for zoning relief.

At its Nov. 13, 2025 Development Review meeting, the Town Council approved the special exception and site plan for ZON-24-0046 5–0, and granted the project’s 20 variances (nine for the west lakefront parcel, eleven for the east oceanfront parcel) 4–1, with Council Member Araskog dissenting. Conditions on the variances included a cistern, drainage designed for a 10-year storm, a unity of title for the two properties, and that the owners explore a seawall and a living shoreline (Town Council minutes, Nov. 13, 2025).

Per the Commission’s June 24, 2026 minutes, the board reviewed revised plans covering the two remaining conditions of approval, rooftop mechanical screening and the vehicular gate. A motion to approve ARC-24-0090 carried 4–3. Conditions: the gate is to be a bronze color as shown in April 2026, the toe kick at the bottom of the gate is to be decreased, and the gate bracket-to-column connection is to be restudied. Several commissioners raised concerns about the size of the rooftop screening.

What it means for a buyer

Demolition is not a construction start, and a construction start is not a delivery date. With no sales date published as of Oct. 24, 2026, you can’t see a price sheet, deposit schedule or contract yet. When sales open, ask for the completion date and extension terms in the purchase contract. To see how other Palm Beach County projects moved from approval to delivery, compare our West Palm Beach new construction by delivery year and our Banyan Tree Residences West Palm Beach building page.

Where it fits

OLIN is on the island itself, unlike the downtown towers across the Intracoastal. For boutique waterfront buildings nearby, see our Alba Palm Beach buyer guide. For mainland options, see our West Palm Beach luxury new developments and our West Palm Beach vs. Palm Beach Gardens comparison.
