Developed by Terra and One Thousand Group, with architecture by ODP and interiors by Charles & Co., the 55-story tower is planned to deliver 72 residences in 2027. Full-building lifestyle programming is by Major Food Group, including a two-level bay-facing MFG restaurant, an Italian-thermal-spa-inspired wellness experience, and chef’s kitchens designed by Mario Carbone. Jean-Georges Miami Tropic Residences — Edgewater / Design District-Adjacent

Jean-Georges Miami Tropic Residences is the corridor’s most accessible entry point. Developed by Terra and Lion, with architecture by Arquitectonica and interiors by Yabu Pushelberg, the 49-story tower is planned to deliver 329 residences in 2028 with starting prices from $1,114,000 to $5,739,000. The building is programmed by Chef Jean-Georges Vongerichten, including a private restaurant on the pool level, in-residence dining services, and Miami’s first abc kitchens at street level. Amenities include a Level 49 rooftop pool and sky bar, a podcast recording studio, an art gallery, a healing garden, and a wet spa with hot and cold plunges. A crosswalk connects the building directly to the Design District. Buyers should verify the developer’s official submarket designation with the sales team.

Kempinski Residences Miami Design District

Kempinski Residences Miami Design District brings European hospitality branding into the corridor. The project comprises two towers totaling 132 private residences, six townhomes, and 17 guest suites reserved for residents, with terraces oriented toward Biscayne Bay and the city skyline. Service is anchored by Kempinski’s signature hospitality model. Address, developer, architect, interior designer, pricing, and delivery timeline have not been publicly confirmed in materials currently on file — buyers should verify directly with the sales team.

Brand and Service Model

A Major Food Group residence, a Jean-Georges residence, and a Kempinski residence are three different products. MFG and Jean-Georges are chef-led models centered on dining and clubby social programming. Kempinski is a European hotel-service model centered on discreet daily management. All three projects sit within the broader 33137 corridor, but the day-to-day experience differs: Villa Miami is bayfront with Baywalk connection; Jean-Georges Miami Tropic offers a Design District crosswalk; Kempinski sits within the Design District itself.
