Faena Residences Miami Unveils a $250 Million Penthouse Collection
Faena Residences Miami has released details of its $250 million penthouse collection — the top six floors of its two-tower, Rafael Viñoly-designed development on the Miami River, spanning Sky Villas, Sky Lofts and penthouses on floors 62 through 67.
The collection is part of Faena’s first standalone residential project, developed by Fortune International Group with KAR Properties. Full pricing and floor plans for all 406 residences across both towers are tracked on Haute Residence’s Faena Residences Miami page, which HL Real Estate Group updates as new inventory and pricing are released.

Faena Design Studio partnered with London-based Bryan O’Sullivan Studio — the firm’s first Miami project — on the interiors of the upper-floor residences, layering rich textures and sculptural details, with large private terraces extending the living spaces outdoors.
The Crown Residence
The collection’s crown residence is a two-level penthouse spanning more than 15,000 square feet — about 8,200 square feet inside and another 6,900 square feet of exterior space, including a private rooftop pool and outdoor fitness area. It overlooks the Miami River, Biscayne Bay and the downtown Miami skyline. The penthouse is asking $39.5 million, with the remainder of the collection starting at $6.9 million. Faena Rose and the Amenity Program
A three-story bridge connects the two towers and houses Faena Rose, a 45,000-square-foot private club and cultural space. The building’s amenity program also includes restaurants, wellness facilities, private lounges, screening rooms, dedicated marine concierge services for boat arrivals, and on-site cultural programming for residents.


Market Context
Edgardo Defortuna, president, CEO and founder of Fortune International Group, pointed to the project’s international buyer base and what he called the continued strength of Miami’s luxury residential market. That strength was reflected earlier this summer in the $30 million sale of the penthouse atop the development’s second tower — reportedly the largest residential sale ever recorded on the Miami River.
