A new ultra-luxury condominium development in Manhattan’s West Village is making headlines as 80 Clarkson surpasses $1 billion in sales ahead of its full public release, signaling continued strength at the top end of the New York City real estate market.

Located along the Hudson River waterfront, the 112-residence project is being developed by Zeckendorf Development in partnership with Atlas Capital Group, with financial backing from The Baupost Group. The collaboration brings together a team with a proven track record in high-end residential development across Manhattan.

Record-Breaking Sales Drive Momentum

According to market sources, the project has already achieved over $1 billion in closed and in-contract sales, with one pending transaction reportedly nearing $129 million. If completed, the deal could set a new record for residential sales in downtown Manhattan.

Unlike traditional condominium launches, 80 Clarkson has been marketed privately, with no listings on public platforms. Sales have been conducted through direct introductions and appointment-only showings, reinforcing the project’s positioning as one of the most exclusive residential offerings in New York City.

Limited Inventory in the West Village

The development will include just 112 residences, a notably low inventory for a project of this scale. Units range from two-bedroom homes to expansive seven-bedroom residences, with options including duplexes, full-floor layouts, and penthouses.

Pricing currently starts at approximately $7 million and exceeds $80 million for premier residences, placing 80 Clarkson among the most expensive new developments in downtown Manhattan.

Architecture and Design Highlight Waterfront Living

The project is designed by COOKFOX Architects, known for integrating sustainable design with modern urban living. The development features two limestone towers rising above the West Village, offering panoramic views of the Hudson River and Manhattan skyline.

Interior design was led by Thierry W. Despont, whose portfolio includes some of the most prestigious residential buildings in New York, including 15 Central Park West.

Residences emphasize natural materials and craftsmanship, with wide-plank oak flooring, custom millwork, and high-end finishes throughout. Many homes include private outdoor space, a rare feature in downtown Manhattan.
